Recommendation: <br /> <br />It is Staff's opinion that the proposed deviations allow a unique design and product, and the plan <br />sufficiently meets the intent of a Planned-Unit-Development. Furthermore, this site is constrained <br />by surrounding development outside the control of the landowner. Detached townhomes provide <br />a good alternative to traditional, attached townhomes. The density is substantially lower than <br />what is permitted within this district. Therefore, Staff recommends that the Planning <br />Commission recommend approval of the rezoning from R-2: Medium Density Residential to <br />Planned-Unit-Development, contingent upon plat approval. <br /> <br />Commission Action: <br /> <br />Motion to recommend that the City Council adopt the Findings of Fact relating to a request to <br />rezone the proposed plat of GAD's Prairie from R-2: Medium Density Residential to Planned- <br />Unit-Development, <br /> <br />Motion to recommend that City Council approve the request to rezone the proposed plat of <br />GAD's Prairie from R-2: Medium Density Residential to Planned-Unit-Development, contingent <br />upon plat approval; and based on the findings of facts <br /> <br />~or- <br /> <br />Motion to recommend that the City Council deny the request to rezone the proposed plat of <br />GAD's Prairie from R-2: Medium Density Residential to Planned-Unit-Development. <br /> <br />Review Checklist: <br /> <br />Asst.
