Mr. Landowski raises
horses and is proposing to construct a 13,200 square foot indoor riding arena. His property is 10
acres in size and City Code allows a total of 5,264 square feet of garage and accessory building
space on the property; and, no single building should exceed 4,400 square feet in size. He
currently has an 836 square foot garage and a 1,950 square foot barn, for a total of 2,786 square
feet of accessory building space. The remaining accessory structure allotment is 2,478 square
feet. The proposal for an indoor riding arena is a 10,722 square foot overage in the total amount
of accessory structure space allowed on the property and an 8,800 square foot overage in the
single building restriction.

Zoning Administrator Frolik said the City approved a similar request in the past. Mr.
Landowski's exterior facing finish on the structure is colored metal panels to match the home and
existing barn. Although it is not required, the structure will be designed with soffit, fascia and
eave overhang to make it more compatible in appearance with the home.

Planning Commission/March 2, 1999
