Case #1 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF HAUSER ADDITION; <br />CASE OF HAUSER PROPERTIES <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed minor subdivision on platted land has an area of 4.3 acres and will consist of three <br />(3) rural business lots. The individual lots will have an area of 1/2 acre, 1.28 acres and 2.52 acres. <br />The existing zoning is B-1 Business District. The legal description of the property is Lot 3, Block <br />1 Hy-10 Ramsey Addition. The P.I.N. is 29-32-25-14-0007. For your information, the <br />following items are enclosed: <br /> <br />^) <br />B) <br />C) <br />D) <br /> <br />Site location map <br />Proposed subdivision <br />City Landscape Architect's Review (December 26, 1989) <br />City Engineer's Review (December 27, 1989) <br /> <br />Observations: <br /> <br />On December 12, 1989, the City of Ramsey received an application and sketch plan from Hauser <br />Properties for Hauser Addition. <br /> <br />On October 25, 1988, the Ramsey City Council adopted Ordinance #88-18 rezoning Lot 3, Block <br />1, HY-10 Ramsey Addition from I-1 Industrial to B-1 Business. The minimum lot area in a B-1 <br />Business District is 1/2 acre. However, the intent of B-1 Business is to serve urban areas and <br />unfortunately, this rezoning should have been zoned RB Rural Business District. This is because <br />the intent of an RB Rural Business District is to permit certain restricted business uses in areas <br />outside the City's urban sewer service area. The minimum lot area in a RB Rural Business District <br />is 1 acre. <br /> <br />Recommendations: <br /> <br />Staff recommends that the Ramsey Park and Recreation Commission approve the sketch plan of <br />Hauser Addition as per the City Landscape Architect's Review dated December 26, 1989. <br /> <br />Staff recommends that the Ramsey Planning and Zoning Commission approve the sketch plan of <br />Hauser Addition as per the City Engineer's Review dated December 26, 1989. In addition, staff <br />recommends that the lot configuration be realigned to reflect an RB Rural Business District <br />minimum lot area of one (1) acre. <br /> <br />Commission Action: <br /> <br />Motion to accept the sketch plan of Hauser Addition as per the City Landscape Architect's Review <br />dated December 26, 1989. <br /> <br />Motion to accept the sketch plan for Hauser Addition as per the City Engineer's review dated <br />December 26, 1989; realignment of lots to reflect a RB Rural Business District and recommend the <br />subdivider proceed to final platting. <br /> <br />Review Checklist: <br /> <br />City Administrator <br />City Attorney X <br />City Engineer X <br />Community Development Director X <br /> <br />Chief of Police <br />City Landscape Architect <br />Planning & Zoning Comm. <br />Park & Recreation Comm. <br /> <br />X <br />X <br />X <br /> <br /> <br />
