CASE #2 <br /> <br />REQUEST FOR SKETCH PLAN REVIEW FOR <br />MANUFACTURING BUILDING AND SITE DEVELOPMENT <br />CASE OF PARA BODY (BILL HOWARD) <br /> By: Mark S. Banwart, Community Development Director <br /> <br />Background: <br /> <br />The proposed site plan consists of a pre-cast concrete building (FabCon) measuring 242 <br />feet by 248 feet (60,000 square feet). The building will also contain a two-story office area <br />of 5,082 square feet. The intended use of the building will be for manufacturing and <br />distribution of athletic equipment. The proposed operator of the facility is Para Body, Inc. <br />The building would be located north of the proposed McKinley Street Extension and East <br />of a proposed street running south of Industry Avenue N.W. The current legal description <br />of the property is located in Ramsey, 67 Industrial Park 1st Addition. The PIN is 35-32- <br />25-22-0003. For your information, enclosed is the following: <br /> <br />A) Site Location Map <br />B) Proposed Site Plan Sheets <br />C) City Engineer's Review (April 26, 1990) <br /> <br />Observations: <br /> <br />On April 23, 1990, the City of Ramsey received the site plan for Para Body, Inc. from Colt <br />Associates, Inc. <br /> <br />On April 26, 1990, the City of Ramsey received application and the escrow amount for the <br />same. <br /> <br />Staff Recommendation: <br /> <br />Staff recommends site plan approval of Para Body, Inc. proposed project as per the City <br />Engineer's Review dated April 26, 1990. <br /> <br />Staff has informed the developers that subdivision of the property would be necessary to <br />facilitate site plan as proposed. It is also understood that to facilitate the fast-track <br />construction schedule that since the parcel is a "lot of record' a building permit could be <br />issued upon completion of the site plan review process. The developers of the property <br />have stated their full intent to begin the subdivision platting process. It should also be <br />noted that the proposed site plan has also been submitted to the City for consideration as a <br />tax increment financing project. <br /> <br /> <br />
