Co 1. Type of use and type of building construction, proposed name, legal description and property address; 2. Name(s) and address(es) of owner(s) of land, and of engineer and/or architect preparing the plans; 3. A property survey certified by a registered land surveyor; 4. The number of employees expected to work at the site; 5. A site plan accurately scaled and dimensioned specifically showing the location of all buildings; 6. A topographical map of the site; and 7. The building design plan must be certified by an architect or engineer registered in the State of Minnesota, certifying that the design of the building has been prepared under their direct supervision. Existing Conditions: 1. Present use of the subject property and the present use of all directly adjacent parcels; and 2. Location of all existing structures on the property. 3. Location of significant historical and natural features, including but not limited to wetlands, lakes, rivers, ditches and woodlands. Improvements Required: The site plan/building design application shall show provisions for the following improvements which shall be constructed in accordance with the relevant criteria prescribed herein: 1. Landscape plan, including any buffer areas, screening, existing trees to be preserved and new plantings; 2. Location and site of any on-site septic system(s), plus area for two additional systems; 3. Site access; 4. Loading docks; 5. Exterior lighting locations, specifications and diagrams of lighting fixtures for the building, parking areas and site in general; 6. Bituminous or concrete surfaces and curbing; 7. Building elevations; 8. Waste storage area location and construction materials; 9. Site drainage; 10. A topographical map and grading plan;
