Co <br /> <br />1. Type of use and type of building construction, proposed <br /> name, legal description and property address; <br /> <br />2. Name(s) and address(es) of owner(s) of land, and of <br /> engineer and/or architect preparing the plans; <br /> <br />3. A property survey certified by a registered land surveyor; <br /> <br />4. The number of employees expected to work at the site; <br /> <br />5. A site plan accurately scaled and dimensioned <br /> specifically showing the location of all buildings; <br /> <br />6. A topographical map of the site; and <br /> <br />7. The building design plan must be certified by an architect <br /> or engineer registered in the State of Minnesota, <br /> certifying that the design of the building has been <br /> prepared under their direct supervision. <br /> <br />Existing Conditions: <br /> <br />1. Present use of the subject property and the present use of <br /> all directly adjacent parcels; and <br /> <br />2. Location of all existing structures on the property. <br /> <br />3. Location of significant historical and natural features, <br /> including but not limited to wetlands, lakes, rivers, <br /> ditches and woodlands. <br /> <br />Improvements Required: The site plan/building design <br />application shall show provisions for the following <br />improvements which shall be constructed in accordance with <br />the relevant criteria prescribed herein: <br /> <br />1. Landscape plan, including any buffer areas, screening, <br /> existing trees to be preserved and new plantings; <br /> <br />2. Location and site of any on-site septic system(s), plus <br /> area for two additional systems; <br /> <br />3. Site access; <br />4. Loading docks; <br /> <br />5. Exterior lighting locations, specifications and diagrams of <br /> lighting fixtures for the building, parking areas and site in <br /> general; <br /> <br />6. Bituminous or concrete surfaces and curbing; <br /> <br />7. Building elevations; <br /> <br />8. Waste storage area location and construction materials; <br /> <br />9. Site drainage; <br /> <br /> 10. A topographical map and grading plan; <br /> <br /> <br />
