relieve such difficulties or hardships to the degree <br />considered reasonable, provided such relief may be granted <br />without impairing the intent of this Chapter. The Planning <br />and Zoning Commission, in the case of major variance, <br />based upon a report and recommendation by the City staff, <br />shall have the power to advise and recommend such <br />conditions related to the variance regarding the location, <br />structure, or use as it may deem advisable in the interest of <br />the intent and purpose of this Chapter. <br /> <br />Subd. 3. Minor Variance Procedures: <br /> <br />bo <br /> <br />Purpose. The purpose of this section is to provide for an <br />expeditious method of processing minor variance requests. <br /> <br />Qualifications. Requests qualifying as minor variances must <br />meet one of the following criteria: <br /> <br />Cases where hardship to existing buildings or platted <br />property are created as a result of public action or change in <br />City Code standards (exception: floodplain regulations). <br /> <br />Structure or setback deviations which are dimensional <br />characteristics of and common to neighboring uses and <br />which do not exceed 5 feet. <br /> <br />c. Processing. <br /> <br />Requests for a minor variance shall be filed with the City on <br />an official application form. Such application shall be <br />accompanied by a fee and deposit as provided for in §9.03.02. <br />Such application shall also be accompanied by eight copies <br />of large scale and one reduced (8 1/2"x 11") copy of detailed <br />written and graphic materials necessary for the <br />explanation of the request. The request shall be considered <br />as being officially submitted when all the information <br />requirements have been met. <br /> <br />The information required for minor variance applications <br />generally consists of the following items, and shall be <br />submitted when applicable or requested by the City: <br />(a) Location of all buildings on parcels including both <br /> existing and proposed structures. <br />(b) Location of all adjacent buildings located within 50 feet <br /> of the exterior boundaries of the parcel in question. <br />(c) Location and number of existing and proposed curb <br /> cuts, driveways, number of parking spaces. <br />(d) Affected parcel(s) dimensions and area. <br />(e) Dimensions of proposed and existing structures. <br />(fl Current and proposed setbacks of all buildings located <br /> on property in question. <br /> <br />Ord. 90-23 Final 11/13/90 Page 18 <br /> <br /> <br />
