do <br /> <br />Vehicular access points shall create a minimum of conflict <br />with through traffic movement and shall be subject to the <br />approval of the City Engineer. <br /> <br />10. <br /> <br />All signing and informational or visual communication <br />devices shall be minimized and shall be in compliance with <br />the applicable provisions of the City Code. <br /> <br />11. Provisions are made to control and reduce noise. <br /> <br />12. No outside storage except as allowed in compliance with <br /> this Section. <br /> <br />13. <br /> <br />Sale of products other than those specifically mentioned in <br />this section be subject to a conditional use permit and be in <br />compliance with §9.03.04 of this Chapter. <br /> <br />14. <br /> <br />All conditions pertaining to a specific site are subject to <br />change when the Council, upon investigation in relation to <br />a formal request, finds that the general welfare and public <br />betterment can be served as well or better by modifying the <br />conditions. <br /> <br />15. The provisions of §9.03.04, Subd. 4g are considered and are <br /> satisfactorily met. <br /> <br />Convenience Store with Gasoline: Grocery and/or food <br />operations, with convenience gas (no vehicle service or repair), <br />provided that: <br /> <br />1. The retail sales involve uses or activities which are allowed <br /> in a B-1 District. <br /> <br />Convenience/deli food is of the take-out type only and that no <br />provision for seating or consumption on the premises is <br />provided. Furthermore, that the enclosed area devoted to <br />such activity, use and merchandise shall not exceed 15% of <br />the gross floor area. <br /> <br />3. That any sale of food items is subject to the approval of the <br /> City Building Official who shall provide specific written <br /> sanitary requirements for each proposed sale location based <br /> upon applicable State and County regulations. <br /> <br />4. That the non-automotive sales shall qualify for and <br /> subsequently be granted on an annual food handling, <br /> license by Anoka County, or other license, as <br /> circumstances shall require, in addition to the conditional <br /> use permit. <br /> <br />That the approximate area and location devoted to non- <br />automatic merchandise sales shall be specified in genera] <br />terms in the application and in the conditional use permit. <br /> <br />Ord. 90-23 Final 11/13/90 Page 47 <br /> <br /> <br />
