- 17 - <br /> <br />170.0314 PERMITS <br /> <br />170.0314A IMPROVEMENTS <br /> <br />Ail electric and gas distribution lines or piping, roadways, walks and other <br />similar improvements shall be constructed only on a street, alley or other <br />public way or easement which is designated on an approved plat, is properly <br />indicated on the official map of the City or which has otherwise been approved <br />by the City Council. <br /> <br />170.0314B ACCESS <br /> <br />No permit for the erection of any building shall be issued unless such building <br />is to be located upon a parcel of land abutting on a street or highway which has <br />been designated on an approved plat, is on the official map of the City or which <br />has been otherwise approved by the City Council. This limitation on issuing <br />permits shall not apply to planned unit developments approved by the City <br />Council pursuant to the City Zoning Code. <br /> <br />170.0314C LIMITATIONS <br /> <br />No building permit shall be issued for the erection of any building on any land <br />conveyed in violation of the provisions of this chapter. No permit shall be <br />issued for the erection of any building on any tract of land described by metes <br />and bounds and consisting of less than twenty (20) acres and having a width of <br />less than five hundred feet (500'). <br /> <br />170.0315 <br /> <br />FINAL PLAT RESUBDIVISION <br /> <br />Resubdivision of any single lot when allowed by the City's zoning ordinance can <br />be accomplished in accordance with the resubdivision plan as required in Section <br />170.038G herein, by submission of a final plat and approval of the City Council. <br />The sketch plan and preliminary plat proceedings will not be required for a <br />resubdiviston under this section. <br /> <br />170.0316 <br /> <br />DIVISION OR CONSOLIDATION OF PLATTED LOTS <br /> <br />General Rule. The division and consolidation of lots which are part of <br />a recorded plat and tracts which are part of a recorded Registered Land <br />Survey is subject to the provisions of this subsection. <br /> <br />Filing, Survey. The owner of lots or tracts to be so divided or <br />consolidated shall file an application for such division or <br />consolidation with the City Staff, together with a proposed survey plat <br />or registered land survey of the lots or tracts to be divided or <br />consolidated, showing the dimensions of the lots or tracts as measured <br />upon the recorded plat or survey and the proposed division or <br />consolidation thereof. A written description of the separately <br />described lots or tracts resulting from the proposed division or <br />consolidation shall be filed with such plat or survey~ The plat or <br />survey shall also show the location of all buildings then existing and <br />all proposed structures to be built upon the lots or tracts to be <br />divided or consolidated. <br /> <br /> <br />
