170.0317 <br /> 1. <br /> <br />Fees. Upon receipt by the City Staff of the application required by <br />Subdivision 2, and upon the payment by the applicant of the fee, the <br />City Staff shall make a physical inspection of the lot or lots proposed <br />to be divided or consolidated. <br /> <br />The application fee for division or consolidation of platted lots shall <br />be set by Council resolution and shall include all park fees and costs <br />incurred by the City Staff in review of the application. <br /> <br />Council Action. Following the inspection of the lot or lots to be <br />divided or consolidated, the City Staff shall cause the application to <br />be placed upon the agenda of the City Council for the next regular <br />meeting of the Council following such inspection. The City Staff shall <br />transmit to the City Council the application and all materials related <br />thereto with his recommendation with respect to the application. <br /> <br />Building Permits. No building permit shall be issued for the <br />construction of a structure on lots or tracts divided or consolidated <br />contrary to the provisions of this subsection. <br /> <br />DIVISION OR CONSOLIDATION OF UNPLATTED LOTS <br /> <br />General Rule. The division or consolidation of lots which are not part <br />of a recorded plat and tracts which are not part of a recorded <br />Registered Land Survey are subject to the provisions of this <br />subsection. This subsection shall be applicable to plats with three or <br />less lots that require no construction of streets or utilities other <br />than services to existing laterals. It is the intent of this ordinance <br />to require the division or consolidation of unplatted lots to be <br />platted. <br /> <br />Platting Procedure. Prior to making formal application for subdivision <br />or consolidation of unplatted lots or tracts of land, the owner or <br />subdivider shall meet with the City Staff and present a sketch plan for <br />preliminary approval. The sketch plan shall be sufficient to show the <br />City Staff the intent of the owner. If the proposed sketch plan meets <br />the general criteria of this ordinance, the City Staff shall authorize <br />the owner to proceed with the final plat. <br /> <br />Upon approval of the sketch plan by the City Staff, the owner shall <br />file a formal application for such subdivision or consolidation with <br />the City Staff together with a copy of a preliminary final plat showing <br />the proposed dimensions of the lots or tracts to be divided or <br />consolidated. A written description of the proposed plat shall be <br />included with the proposed plat. The plat shall also show the location <br />of all buildings then existing and all proposed structures to be built <br />upon the lots to be divided or consolidated. <br /> <br />Fees.
