170.039C <br /> 1. <br /> <br />Streets <br />Concrete Curb and Gutter <br />Street Traffic Control Signs <br />Easement Acquisition <br />Lot Grading <br /> <br />Stage II Improvements: Minor and miscellaneous items requirement for <br />final completion after homes are built: <br /> <br />Inspection <br />Street Striping and Signing <br />Street Sweeping <br />Sidewalk (Optional) <br />Seal Coating <br />Adjusting Water Shut-Off Boxes <br />Maintenance of Storm Water Sewer and Facilities <br />Boulevard Sodding <br /> <br />In addition to the above Stage I and Stage II improvements, additional <br />improvements may be required in the specific development contract. <br /> <br />Supervision. The installation of the above improvements shall be under <br />the control and supervision of the City Engineer who shall specify the <br />manner in which such installations shall be made. <br /> <br />Monuments. No final plat shall be approved by the Council unless the <br />owner or subdivider shall have placed and installed survey monuments of <br />a permanent character at all points as shown on the final plat as <br />required by the Engineer and the County Surveyor. Ail United States, <br />state, county or other official bench marks, monuments or triangulation <br />stations in or adjacent to the property shall be preserved in precise <br />position. <br /> <br />BASIC IMPROVEMENTS INSTALLED BY DEVELOPER <br /> <br />General Rule. No final plat shall be approved by the Council unless <br />the owner or subdivider has, at his own expense, complied with the <br />requirements of this section. <br /> <br />2. Stage I Improvements. <br /> <br />Sanitary Sewer. Sanitary sewer mains and service connections <br />stubbed in to the property line shall be installed to serve all <br />lots in the subdivision when the location of such plat is within <br />an area of the City which is either being assessed for sanitary <br />sewer service or within which contracts for such service have been <br />awarded by the Council. The Council, in its discretion, may waive <br />this requirement upon a showing that to require the installation <br />of such sanitary sewer mains within the subdivision would not be <br />feasible with regard to the extension of existing trunk and <br />interceptor mains to service the subdivision or that the <br />particular locations or unusual circumstances of the proposed plat <br /> <br /> <br />
