Ce <br /> <br />would cause undue hardship to either the owner or subdivider or <br />the City. <br /> <br />Streets. Streets shall be constructed which are graded and paved <br />in accordance with specifications provided by the City Engineer <br />provided, however, that when sanitary sewer mains are not to be <br />installed within the subdivision, the Council, in its discretion, <br />may waive the requirements that such streets be paved. In the <br />event such waiver is granted, the owner or subdivider shall <br />deposit with the City a sum of money equivalent to the Engineer's <br />estimated cost of such paving. <br /> <br />Curb and Gutter. Concrete curb and gutter shall be installed in <br />those subdivisions where sanitary sewer water and paved streets <br />are required. <br /> <br />Storm Drainage. A system of drainage that will adequately take <br />care of the water runoff within the subdivision shall be provided. <br />In the event it is feasible to connect to existing storm sewer <br />systems, storm sewer mains within the subdivision shall be <br />installed. <br /> <br />Water. Water mains and service connections stubbed in to the <br />property line shall be installed to serve all lots in the <br />subdivision when the location of such plat is within an area of <br />the City which is either being assessed for water service or <br />within which contracts for such service have been awarded by the <br />Council. The Council, in its discretion, may waive the <br />application of this portion of the ordinance upon a showing that <br />to require the installation of water mains within the subdivision <br />would not be feasible with regard to the extension of existing <br />trunk mains to service the subdivision or that the particular <br />locations or unusual circumstances of the proposed plat would <br />cause undue hardship to either the owner or subdivider or the <br />City. <br /> <br />Street Traffic Control Signals. If deemed necessary by the City <br />Engineer and City Council, the owner or subdivider shall install <br />street traffic control signals. The signalization shall be <br />constructed in conjunction with the street unless the City <br />Council grants a waiver to delay signalization. In the event <br />such waiver is granted, the owner or subdivider shall deposit <br />with the City a sum of money equivalent to the Engineer's <br />estimated cost of the signalization. <br /> <br />Easement Acquisition. Prior to the time of construction, the <br />owner or subdivider shall obtain all easements required for the <br />project. At the time the project is complete and turned over to <br />the City, all easements shall be deeded to the City. In the <br />event the subdivider requires easements outside his plat, he may <br />request the City to take over that portion of the project and <br />construct the project as a City project. <br /> <br /> <br />
