Lot Grading. All lots shall be graded in accordance ~lth the <br />final grading plan. In addition, erosion control measured shall <br />be followed to eliminate erosion. Upon completion of the grading, <br />topsoil shall be restored and temporary vegetation established. <br /> <br />3. Stage II I~provements. <br /> <br />Street Striping and Signing. Upon completion of the street, the <br />owner or developer shall install all street signs and traffic <br />signs as required by the City Engineer. Street striping shall <br />be completed on all major thoroughfares, commercial and <br />industrial streets as required by the City Engineer. Striping <br />shall be completed after seal coating is done. <br /> <br />Street Sweeping. Following the completion of all construction, <br />the developer or subdivider shall sweep the streets. <br /> <br />Sidewalk. In areas as required by the City Council, the <br />developer or subdivider shall install sidewalk in accordance with <br />plans and specifications approved by the City Engineer. <br /> <br />Seal Coating. Within two (2) years after the construction of the <br />streets, the developer or subdivider shall seal coat the streets <br />in accordance with City specifications. The time schedule on <br />seal coating may be extended by the City if less than fifty <br />percent (50%) of the lots within the subdivision have been <br />developed. <br /> <br />Adjusting Water Shut-Off Boxes. The water shut-off boxes shall be <br />adjusted at the time the final boulevard grade is established. <br />The water shut-off boxes shall remain visible after the boulevard <br />sod is installed. <br /> <br />Boulevard Sodding. This item shall be completed just prior to <br />occupancy of the building. This item may be completed sooner <br />provided the developer or subdivider maintain the sod until the <br />dwelling or structure is occupied. <br /> <br />Maintenance of Storm Water Sewer and Facilities. Upon completion <br />of all work within a subdivision, including the sodding, the <br />developer or subdivider shall clean all storm water sewers. The <br />developer or subdivider shall also remove silt from all ponding <br />areas which received runoff from the dePeloped property. <br /> <br />Escrow of Required Deposits. Ail sums deposited with the City in <br />accordance with this section shall be kept in separate funds which <br />funds shall be encumbered and earmarked for the later construction of <br />the particular improvements within the particular subdivision provided, <br />however, that the deposits for Stage II improvements may be merged into <br />a single fund. Interest earned on the investment of those funds shall <br />accrue and be added to the appropriate fund. However, in no case shall <br />the interest on any escrow be returned to the developer. <br /> <br /> <br />
