Lot Grading. All lots shall be graded in accordance ~lth the final grading plan. In addition, erosion control measured shall be followed to eliminate erosion. Upon completion of the grading, topsoil shall be restored and temporary vegetation established. 3. Stage II I~provements. Street Striping and Signing. Upon completion of the street, the owner or developer shall install all street signs and traffic signs as required by the City Engineer. Street striping shall be completed on all major thoroughfares, commercial and industrial streets as required by the City Engineer. Striping shall be completed after seal coating is done. Street Sweeping. Following the completion of all construction, the developer or subdivider shall sweep the streets. Sidewalk. In areas as required by the City Council, the developer or subdivider shall install sidewalk in accordance with plans and specifications approved by the City Engineer. Seal Coating. Within two (2) years after the construction of the streets, the developer or subdivider shall seal coat the streets in accordance with City specifications. The time schedule on seal coating may be extended by the City if less than fifty percent (50%) of the lots within the subdivision have been developed. Adjusting Water Shut-Off Boxes. The water shut-off boxes shall be adjusted at the time the final boulevard grade is established. The water shut-off boxes shall remain visible after the boulevard sod is installed. Boulevard Sodding. This item shall be completed just prior to occupancy of the building. This item may be completed sooner provided the developer or subdivider maintain the sod until the dwelling or structure is occupied. Maintenance of Storm Water Sewer and Facilities. Upon completion of all work within a subdivision, including the sodding, the developer or subdivider shall clean all storm water sewers. The developer or subdivider shall also remove silt from all ponding areas which received runoff from the dePeloped property. Escrow of Required Deposits. Ail sums deposited with the City in accordance with this section shall be kept in separate funds which funds shall be encumbered and earmarked for the later construction of the particular improvements within the particular subdivision provided, however, that the deposits for Stage II improvements may be merged into a single fund. Interest earned on the investment of those funds shall accrue and be added to the appropriate fund. However, in no case shall the interest on any escrow be returned to the developer.
