Crown Cover. The ratio between the amount of <br />land shaded by the vertical protection of the branches <br />and foliage area of standing trees to the total area of <br />land, usually expressed as percentage. <br /> <br />Development. The construction, installation or <br />alteration of any structure, the extraction, grading or <br />filling, clearing or other alteration of terrestrial or <br />aquatic vegetation, land or the course current or cross <br />section of any water body or water course or the <br />division of land into two or more parcels. <br /> <br />Dimensional Requirement. Minimum and maximum <br />setbacks, yard requirements and/or structure height or <br />size restrictions established in Chapter 170.01 for the <br />various zoning districts. <br /> <br />Em~genc? Work. Work that is necessary to save life <br />or property. <br /> <br />Governing Body. The city council by whatever name <br />known. <br /> <br />Hardship. A hardship means the property in question <br />cannot be put to reasonable use under the conditions <br />allowed by the official controls; the plight of the <br />landowner is due to circumstances unique to his <br />property, not created by the landowner; and the <br />if granted, will not alter the essential character of <br />the locality. Economic considerations alone shall not <br />constitute a hardship if a reasonable use for the <br />property exists under the terms of the offical <br />controls. <br /> <br />Litter. Slightly decomposed organic material on the <br />floor of a wooded area. <br /> <br />Lot. A parcel of land designated by metes and bounds <br />description, registered land survey, auditors plot, or <br />other accepted means and separated from other parcels <br />or portions by said description for the purpose of <br />sale, lease, or separation thereof. For the purposes <br />of these regulations, a lot shall be considered to be <br />an individual building site which shall be occupied by <br />no more than one principal structure equipped with sani- <br />tary facilities. <br /> <br />Nonconforming Use Any use of land established before <br />the effective date of this ordinance which does not <br />conform to the use restrictions of a particular zoning <br />district.
