170.015F 0~EN. ERAL REGULATIONS <br /> <br />Commencing with the adoption of this ordinance, every building shall be located <br />on a lot and there shall be not more than one main building per lot unless <br />otherwise provided herein. Finished lot grade elevation of all buildings shall <br />be a minimum of 18 inches above the centerline grade of the adjacent public <br />roadway. Ail structures shall not project into any minimum front, side or rear <br />yard. Any lot of record existing at the effective date of this oridnance may <br />be used for the erection of a structure even though its area and width are less <br />than the minimum requirements of this ordinance. Where existing structures <br />have a different setback from that required in this ordinance, the setback of <br />the adjacent structures shall prevail. Sanitary waste water connections for <br />all structures which require that service shall be stubbed in and be located in <br />front or on the side of the structure. No lot, yard or parking area shall be <br />less than the minimum size requirements of this ordinance and is already less <br />than the minimum, it shall not be further reduced. No lot shall contain a <br />dwelling unless it abuts on the minimum street frontage. The setback for all <br />buildings on main thoroughfares shall be 110 feet from the centerline of the <br />street of 50 feet from the right-of-way line, whichever is greater, except when <br />a service road exists, in which case there shall be a 35 foot setback. Double <br />frontage lots may elect to front the principal building on either street which <br />the lot abuts provided the principal entrance to the building opens on the <br />street selected. Ail buildings constructed shall be sited on their lots with <br />respect to future subdivision. Ail subsequent additions and out-buildings <br />shall be constructed of materials comparable to those used in the original <br />construction. Buildings may be excluded from side and rear setback <br />requirements if party walls are used and if adjacent buildings are constructed <br />as an integral structure. No material or equipment, unless otherwise provided <br />for in this ordinance, may be stored outside, except those related to the <br />principal use or being used for construction. Owners of vacant land shall keep <br />that land free of refuse. <br /> <br />170.015G ACCE$.~0RY.US~S <br /> <br />Every inground swimming pool, commercial fishing pond and man-made storm water <br />retention basis shall be enclosed by a fence or wall not less than 4 feet high. <br />The exterior storage of 2 or more unlicensed vehicles shall constitute an auto <br />salvage business and shall not be permitted as an accessory use. Any accessory <br />building shall be located on a parcel to allow for orderly future subdivision <br />of the parcel and construction of same shall not be allowed prior to <br />construction of principal building. Accessory structure heights shall not <br />exceed 16 feet, shall not be located within any required setback area other <br />than the rear setback where such building may extend to within 5 feet of the <br />rear lot line and shall not be located nearer the front lot line that the <br />principal building on that lot (this provision does not apply to attached <br />garages). An accessory building shall be attached to and part of the principal <br />building if it is within five feet eave-to-eave of the principal building. An <br />attached garage of less than 864 square feet or a detached garage of less than <br />864 square feet where the principal structure does not have an attached garage <br />shall not be considered an accessory building. Ail detached accessory <br />structures shall be located in the side or rear yards and when located within <br />I0 feet of the side or rear wall of the principal building, shall comply with <br />all yard requirements applied to the principal building. Detached accessory <br />structures on a corner lot shall not project beyond the side yard setback <br />requirement of the principal building. <br /> <br /> <br />
