8.06 DEDICATION OF PARKS AND OPEN SPACES. <br /> <br /> In all new subdivisions, seven per cent of the gross area subdivided <br />shall be dedicated for public recreation space with such seven per cent being <br />in addition to properW dedicated for streets 0 alleys, easements, or other l~ublic <br />ways. No areas ma~' be dedicated for public use until such areas have been <br />approved by the Planning Commission and Town aoard as being suitable and <br />needed for the public health, safety, convenience, and/or general welfare. <br />When the subdivision is too small ~dedication of public land or 1/ <br />no land in the ~ubdivlsion issuitable fo~ such use, the subdivider shall be <br />required to pay a fee of $100.00 per lot created or ten per cent of the market <br />value of all the land contained in entire pla~, as determined by tax assessments., <br />records and formulas that apply thereto, whichever is greater. <br /> <br /> SECTION 9. CONSTRUCTION OF IMPROVEMENTS. <br /> <br /> 9.03 Financial Security. The performance contract shall ~;equire the sub- <br />divider to make a cash escrow deposit or in lieu thereof to furnish a periormance <br />bond in the following amounts and upon the tollowing conditions. <br /> <br /> a. Escrow Deposit. The subdivider shall depoait with the Township <br />Treasurer a cash amount equal to 150 per cent of the total cost of such improve- <br />ments as estimated by the township engineer, including the estimated expense <br />ol the Township for engineering and legal fees and other expenses lncun'ed by <br />the township in connection with the making oi such improvements. <br /> <br /> b. Perlormance Bond. In lleu'of a cash escrow deposit, the subdivider <br />may furnish a performance bond, with a corporate surety satisfactory :o the <br />Township, in a penal sum equal to 150 per cent of the total cost of such lraprove- <br />ments as estimated by the Township Engineer, including the estimated expense <br />of the Township for engineering and legal fees and other expenses incurred by <br />the Township in connection with the making of such improvements. <br /> <br />. 9.09 STREET IMPROVEMENT STANDARDS. <br /> <br /> a. Grading. The full width of the right-of-way of each street and alley <br />shall be graded, including the subgrade of the areas to be. paved, in accordance <br />with the standards and speclttcations established by tie Township. <br /> <br /> b. Surfacing. All streets e~i R-l, suburban resident£all R-2, urban <br />residential: B-1 communit%, business, B-2, General business~ and I-2, light <br />industrial districts, as defined by the Ramsey Township Zoning Ordinance shall <br />be paved with concrete or bituminous surfacln.~ ~n accordance with the standards <br />and specifications which have been adopted by resolution of the Town Board. <br /> <br /> c. Private Driveways. All private driveways providing access to public <br />right-of-way shall approach to grade level. <br /> <br /> <br />
