1 480 Residential Architectural Design Standards <br /> 2 (A) Single-Family Homes, Two-Family Structures Exterior building materials. The type of building <br /> 3 materials used on exterior walls on all structures shall be face brick; natural stone; stucco; aluminum, <br /> 4 steel, vinyl siding; wood; or other compatible residential materials. <br /> 5 <br /> 6 (B) Townhomes, Rowhomes, Multi-Family Buildings. The purpose of this section is to encourage the <br /> 7 development of high-quality, diverse multiple-dwelling structures in the city while permitting <br /> 8 flexibility in the development process. <br /> 9 (1) General standards. The requirements in this section apply to the front facades of all multiple- <br /> 10 dwelling structures, as defined under permitted uses in this section. <br /> 11 a. The type of building materials used on exterior walls of all townhomes,rowhomes, and multi- <br /> 12 family structures shall be face brick; natural stone; stucco; aluminum, steel, or vinyl siding; <br /> 13 wood; or other compatible residential materials that may be approved by the city council. <br /> 14 Exterior Insulation and Finish Systems (EIFS) material is prohibited. The front exterior <br /> 15 building finish of multiple-family buildings shall consist of a minimum of 35 percent face <br /> 16 brick, natural stone, or stucco (excluding window and door area in the calculation). This <br /> 17 requirement shall also apply to the side of a building when it faces a public street. <br /> 18 b. Multiple-dwelling developments that face county highways, state highways, or MSA roads <br /> 19 shall vary structure orientation. <br /> 20 c. A minimum of three colors shall be used for each multiple-dwelling building. Elements that <br /> 21 may count towards this requirement include siding, trim, doors, and garage doors. A color <br /> 22 palette shall be included as a part of the building elevation submittal at the time of <br /> 23 development review. <br /> 24 d. All multiple-dwelling structures shall include at least two of the following architectural <br /> 25 elements: <br /> 26 1. Articulated/cantilevered facade. <br /> 27 2. Dormers. <br /> 28 3. Articulated roofline. <br /> 29 4. Projected or inset windows. <br /> 30 5. Balconies, porches, or decks. <br /> 31 6. Other elements as approved by the city council. <br /> 32 <br /> 33 (C) Accessory buildings. Exterior building materials for detached accessory buildings shall be <br /> 34 generally consistent with the exterior finish of the principal building and finished with vinyl lap <br /> 35 siding,aluminum or metal lap siding, architectural metal panels,textured wood(painted), and/or <br /> 36 masonry. Prefabricated molded plastic storage sheds shall be permissible. <br /> 37 <br /> 38 481-484 Reserved. <br /> 39 <br /> 40 485 Residential Fences <br /> 41 (A) Height. Fencing or walls (except retaining walls) located in the front yard shall not exceed four feet <br /> 42 in height. Fencing or walls located in the side or rear yard shall not exceed eight feet in height. <br /> 43 (B) Materials and construction. Fences shall be constructed in a workmanlike manner and of substantial <br /> 44 material reasonably suited for its intended purpose.Fencing material shall consist only of wood,chain <br /> 45 link, wrought iron, maintenance free vinyl, aluminum, or steel. Any other material must be approved <br /> 46 by the zoning administrator prior to installation. <br /> 47 (1) No boards, planks, or panels shall be larger than 12 inches in width. <br /> 48 (2) Chain link fences shall be constructed such that no barbed ends shall be at the top. <br /> 49 (3) Fence framing must face inward on the fence owner's lot. <br /> 50 (4) Chain link fencing for multi-family,townhome, or non-residential uses must be black or brown <br /> 51 vinyl coated. <br /> 52 (C) Agricultural uses. <br /> Page 61 of 141 <br />
