1 (1) Fences may be constructed of barbless wire or have the capability to carry an electric charge to <br /> 2 accommodate agricultural activities and the raising of livestock and animals as defined by <br /> 3 Chapter 10, Animals. Lots of record as of July 1, 2002, within the MUSA that are currently <br /> 4 used for agricultural activities or the raising of livestock and animals also qualify under this <br /> 5 provision. <br /> 6 (2) Electric fences must be set back a minimum of three feet from property lines and must be posted <br /> 7 as being electric. Electric fences are only allowed in conjunction with an agricultural use in <br /> 8 the RR or MR districts. <br /> 9 (D) Location. Fencing must be located on the fence owner's lot and it is the responsibility of the fence <br /> 10 owner to accurately locate property boundaries. <br /> 11 (1) For corner lots, no fence shall be located within the vision clearance triangle. <br /> 12 <br /> 13 486-499 Reserved. <br /> 14 <br /> 15 500 Business Districts <br /> 16 <br /> 17 501-509 Reserved. <br /> 18 <br /> 19 510 Districts Established and Purpose <br /> 20 The following businesses districts (B-1, B-2, B-3, I-1, and I-2) are hereby established according their <br /> 21 purpose and the intent of the Comprehensive Plan. Collectively, these five districts are herein this chapter <br /> 22 called"business districts." The I-1 and I-2 districts are collectively called"industrial districts." <br /> 23 <br /> 24 511 B-1 Neighborhood Business District <br /> 25 (A) Purpose. This district is intended to provide a district which encourages compact walkable centers <br /> 26 for office,retail sales,and personal services that connect to and serve the adjacent neighborhoods and <br /> 27 to preserve and protect the general character of the adjacent areas. <br /> 28 (B) Application—This district shall be applied to properties guided Commercial as shown on the current <br /> 29 Comprehensive Plan. <br /> 30 <br /> 31 512 B-2 Community Business District <br /> 32 (A) Purpose. This district is intended to provide a district for the development of community-scale office, <br /> 33 retail sales, restaurant, and services functional for both pedestrians and automobiles. <br /> 34 (B) Application—This district shall be applied to properties guided Commercial as shown on the current <br /> 35 Comprehensive Plan. <br /> 36 <br /> 37 513 B-3 Regional Business District <br /> 38 (A) Purpose. This district is intended to provide for large-scale commercial development, including <br /> 39 retail, entertainment,restaurant,and other complementary commercial uses.The district is intended <br /> 40 to provide a commercial environment that is functional for both pedestrians and automobiles <br /> 41 serving the community and region. <br /> 42 (B) Application—This district shall be applied to properties guided Commercial as shown on the current <br /> 43 Comprehensive Plan. <br /> 44 <br /> 45 514 I-1 Light Industrial District <br /> 46 (A) Purpose. This district is intended to provide areas in which to locate businesses that enhance the <br /> 47 city's tax base, have a large employee base, involve manufacturing, warehousing, distribution, office <br /> 48 uses, and other accessory retail and service uses offered on site with minimal outdoor storage. This <br /> 49 district also accommodates large users such as indoor recreational complexes. <br /> 50 (B) Application—This district shall be applied to properties guided Business Park as shown on the current <br /> 51 Comprehensive Plan. <br /> 52 <br /> Page 62 of 141 <br />
