1 585 Commercial Fencing <br /> 2 (A) Fencing Materials. The following fence materials are permitted on business properties: <br /> 3 (1) Vinyl coated Chain Link <br /> 4 (2) Privacy fences constructed of wood or a maintenance-free composite material <br /> S (3) Extruded aluminum, wrought iron, or a similar durable decorative fence material. <br /> 6 (B) Prohibited Fencing Materials. The following fence materials are prohibited on business properties: <br /> 7 (1) Barbed wire, concertina wire, or the like <br /> 8 (2) Exposed galvanized metals <br /> 9 (3) Electric fencing <br /> 10 (4) Any material not typically intended for use or construction as a fence such as, but not <br /> 11 limited to, pallets or plywood. <br /> 12 (5) Snow fencing between April 1 and October 31. <br /> 13 (C) Design Standards <br /> 14 (1) All posts and support structures for fencing must be located on the inside of the fence. <br /> 15 (2) The maximum height of commercial fencing is 8 feet. This limit is waived when used in <br /> 16 conjunction with a commercial outdoor recreation use where a taller fence is needed for <br /> 17 containment of tennis balls, golf balls, and the like. <br /> 18 (D) Setbacks and Placement <br /> 19 (1) Other than fences required for screening outdoor storage areas or in the I2 district, no <br /> 20 fencing over 4 feet in height shall be located closer to the right-of-way line for any business <br /> 21 use than the plane of the building. <br /> 22 <br /> 23 586-599 Reserved. <br /> 24 <br /> 25 600 Mixed Use Districts <br /> 26 <br /> 27 601-609 Reserved. <br /> 28 <br /> 29 610 Districts Established and Purpose <br /> 30 The following mixed-use district and subdistricts(COR)are hereby established according their purpose and <br /> 31 the intent of the Comprehensive Plan. Collectively,this district and these subdistricts are herein this chapter <br /> 32 called"mixed-use districts." <br /> 33 <br /> 34 611 COR <br /> 35 (A) Purpose The primary intent of the COR district is to create a focal point in the community that <br /> 36 embodies the principles of transit-oriented and mixed-use development. The COR district envisions <br /> 37 a distinctly different development pattern,with a more urban structure of streets and blocks, than the <br /> 38 suburban and rural patterns that have shaped the community to date. The COR area is comprised of <br /> 39 a number of distinct subdistricts intended to define the type and intensity of uses,location of amenities <br /> 40 and overall character of development. The COR district incorporates the COR development plan and <br /> 41 Development Framework by reference to provide necessary building and site design features that are <br /> 42 essential to a pedestrian environment. <br /> 43 (B) Application—This district maybe applied to properties guided Mixed Use as shown on the current <br /> 44 Comprehensive Plan. <br /> 45 (C) The COR subdistrict definition. The COR district consists of four subdistricts that define the type and <br /> 46 intensity of land use. <br /> 47 (1) COR-1 mixed-use core subdistrict. The mixed-use core is intended to provide a mix of <br /> 48 residential, retail, service, professional, community service, recreational and similar uses on <br /> 49 every block near, and within easy walking distance of the transit station. The broadest variety <br /> 50 and highest intensity of uses, including high density housing and lodging facilities, are <br /> 51 encouraged near the station.Vertically-integrated mixed-use projects with retail,restaurant and <br /> 52 service uses, especially at corner locations, are strongly encouraged.
