1 <br />2 551-559 Reserved. <br />3 <br />4 560 Business Parking Standards <br />5 (A) General requirements <br />6 (1) Property that constitutes required off-street parking areas may not be separated, through sale <br />7 or other means, from the property containing the principal use for which the parking area is <br />8 required. <br />9 (2) All off-street parking spaces shall have direct access off driveways and drive aisles and not <br />10 directly off the public street unless otherwise approved by city council. <br />11 (3) Required parking facilities serving two or more uses may be located on the same lot or in the <br />12 same structure, provided that the total number of parking spaces furnished shall not be less than <br />13 the sum of separate requirements for each use. The council may approve the joint use of parking <br />14 facilities by the following uses or activities under the following conditions: <br />15 a. Conditions required for joint use: the proposed joint parking space is within 500 feet of <br />16 the use it will serve; the applicant shall show that there is no substantial conflict in the <br />17 principal operating hours of the two buildings or uses for which joint use of off-street <br />18 parking facilities is proposed. <br />19 b. A properly drawn legal instrument executed by the parties concerned for joint use of off- <br />20 street parking facilities shall be filed with the zoning administrator, which shall run with <br />21 the land and be recorded with the county recorder's office. This instrument must include <br />22 a maintenance provision. <br />23 c. Reserved parking prohibited. All parking spaces in a shared parking lot must be available <br />24 to all uses equally, except EV charging stations may be restricted to electric vehicles <br />25 while charging. <br />26 (4) Time limit spaces authorized. Up to ten percent of spaces in a parking lot may be designated <br />27 for limited -duration parking (i.e. 10-minute parking). <br />28 <br />29 (B) Off-street parking spaces required. Paved off-street parking spaces, driveways, and drive aisles shall <br />30 be provided in accordance with the specifications in this Code in any district whenever any new use <br />31 is established or existing use is enlarged. For uses not listed in the following table, a parking <br />32 justification report shall be submitted to the zoning administrator explaining the anticipated parking <br />33 needs based on the number of employees, customers, and visitors. <br />34 <br />Use <br />Parking Space Required <br />Assembly Uses: Religious Institutions, theaters <br />One space for each three seats of design capacity. <br />Auto sales lots <br />One space for each 10 autos displayed. <br />Bowling alleys <br />Five spaces per lane. <br />Clubs <br />One space for each 100 square feet of floor area. <br />Convenience store, with and without gas sales <br />One space for each 250 square feet of floor space. <br />Parking at each service pump qualifies as a parking <br />space for calculation purposes. <br />Hotels/Motels <br />One space for each unit and one space for each <br />employee. <br />Industrial and manufacturing <br />One space for each 1000 square feet of floor space. <br />Motor vehicle, implement, and recreation <br />equipment service and repair facilities <br />Three spaces for each enclosed bay and one space <br />for each full-time employee. <br />Offices (excluding medical/dental). <br />One space for each 300 square feet offices <br />Restaurants, Brewpubs, Taprooms, Cocktail <br />Rooms <br />One space for each three seats of design capacity. <br />Attachment A — Ordinance #23-14 <br />Page 72 of 141 <br />
