1 The Planned Unit Development districts are hereby established according to the purpose and the intent of <br />2 the Comprehensive Plan. Each district is unique based on the flexibilities provided. <br />3 <br />4 711 Purpose and Application <br />5 (A) Purpose. The intent of this district is to provide for a range of retail and service commercial, office, <br />6 and residential uses that are organized and planned in a comprehensive manner that cannot otherwise <br />7 be achieved through standard business or residential districts. The District is created for development <br />8 seeking alternative regulations that embody principals to promote a better integration of uses that <br />9 might typically be separated and to provide for an adequate mixture of commercial and residential <br />10 uses. This district will provide flexibility in land development, diversity in housing types and prices, <br />11 efficiency in use of public infrastructure, the conservation of energy, preservation of unique land <br />12 characteristics, preservation of natural areas, and efficient use of land, open space, and public <br />13 facilities. <br />14 (B) Application — This district shall be applied to properties guided for any land use as shown on the <br />15 current Comprehensive Plan. It may also be applied to a broader area encompassing two or more <br />16 land uses shown in the Comprehensive Plan. <br />17 <br />18 712-719 Reserved. <br />19 <br />20 720 Uses <br />21 All uses compatible with the intent of the land use guidance of Comprehensive Plan shall be allowed in this <br />22 district as permitted uses as approved by the approval ordinance. Specific uses may be prohibited in order <br />23 to achieve the goals of the planned unit development. <br />24 <br />25 721-729 Reserved. <br />26 <br />27 730 Development Standards Established <br />28 The City Council has the authority to create site- or development -specific standards based on the uses <br />29 proposed, site and building designs, the surrounding established and planned uses, and natural features of <br />30 the property. All development standards shall be clearly listed in an approval ordinance memorialized in <br />31 Section 739 of this chapter for reference.
