1 (iv) Using building materials or mitigation techniques that will blend in with the <br />2 natural surroundings such as green roofs, green walls, or other green and <br />3 brown building materials; <br />4 (v) Narrowing the profile of upper floors of the building; <br />5 (vi) Increasing the setbacks of the building from the Mississippi River or <br />6 blufflines; <br />7 (vii) Identification of techniques for preservation of those view corridors <br />8 identified in the MRCCA plan; and <br />9 (viii) Opportunities for creation or enhancement of public river corridor views. <br />10 (3) Structure and impervious surface placement. <br />11 a. Structures and impervious surface must not be placed in the shore or bluff impact zones <br />12 unless identified as an exemption in section 920(L). <br />13 b. Structures and facilities must comply with the following OHWL setback provisions <br />14 unless identified as exempt in section 920(L): <br />15 1. ROS District: 200 feet from the Mississippi River. <br />16 2. RN District: 100 feet from the Mississippi River. <br />17 c. Structures and facilities must comply with the following bluffline setback provisions <br />18 unless identified as exempt in section 920(L): <br />19 1. ROS District: 100 feet. <br />20 2. RN District: 40 feet. <br />21 3. SR District: 40 feet. <br />22 d. Where principal structures exist on the adjoining lots on both sides of a proposed building <br />23 site, the minimum setback may be altered to conform to the average of the adjoining <br />24 setbacks, provided that the new structure's scale and bulk riverward or bluffward of the <br />25 setbacks required under section 920(F)(3) consistent with adjoining development.
