Zoning Administrator Frolik explained the 20 feet was requested by the City Engineer and is not <br />specifically required by City Code. <br /> <br />Board Member Johnson stated that he would be in favor of granting the variance due to the extra <br />20 foot setback the City is requesting for the frontage road. If they did not give the 20 feet to the <br />City, then there would not be a need for that variance. <br /> <br />Chairperson Anderson stated that it is apparent that eventually there will be a Highway #10 <br />service and appreciates the City's attempt to preserve a corridor for the frontage road. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Nixt, to adopt Resolution #99- <br />09-168A adopting Findings of Fact #0504 relating to a request for a variance from rear yard <br />setback requirements at 6111 Highway #10 Northwest. <br /> <br />Further discussion: Consensus was reached to change #8 of the findings of facts to read "That <br />there are unique circumstances applying to the Subject Property that do not generally apply to <br />other properties in the B-3 Highway Business district due to the preservation of a 20 foot corridor <br />for a future service road. Lowell Zitzloff, 5790 Hardstrap Circle, Minnetrista, stated that he had <br />looked at several lots on Highway #10 for his building. He was told by City Staff that there <br />would probably be a frontage road on the property in the future, but were not sure if it would run <br />to the front or the back of the property. He informed Staff that he would be willing to work with <br />the City on the placement of the building, but in doing so it is limiting the amount of land he can <br />build on. Board Member Dempsey questioned how many mini-storage units are proposed. Mr. <br />Zitzloff explained that he was not sure at this time. Board Member Dempsey questioned if all of <br />the garage doors will be facing the court yard. Mr. Zitzloff replied yes. Chairperson Anderson <br />stated that it is more important to plan for the service road rather than be concerned over a rear <br />yard set back variance. Consensus was reached to change #6 of the f'mdings of facts to read "The <br />proposed location of the main building meets the front and side yard setback requirements but <br />encroaches on the rear setback by seven feet at the northwest comer of the main building and <br />increasing to an encroachment of 14.5 feet at the northeast comer." <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Board Members Johnson, Nixt, Dempsey, <br />Jensen, and Kociscak. Voting No: Wivoda. <br /> <br />Motion by Board Member Johnson, seconded by Board Member Nixt, to approve the request for <br />a variance to rear yard setback requirements at 6111 Highway #10 Northwest and adopt <br />Resolution #99-09-168B declaring terms of same. <br /> <br />Motion Carried. Voting Yes: Chairperson Anderson, Board Members Johnson, Nixt, Kociscak, <br />Dempsey, and Jensen.
