Road 5 and 145~ Avenue. The preliminary plat submittal consists of 1 plat <br />sheet, 6 sheets of grading, utility, and tree preservation plans prepared by Hakanson Anderson <br />dated May 1, 2006, revised May. 22, 2006 and a Landscape Plan dated April 27, 2006 prepared by <br />Garden Market and Landscape. We offer the following comments: <br /> <br />General: The property is 1.77 acres in size and is located north of Iodine Street on County Road <br />5 CNowthen Boulevard). The preliminary, plat ef GAD's Prairie proposes 7 one-level detached <br />towxhome units that would be association-maintained. The preliminary plat is being processed in <br />conjunction with a site plan review and a zon/ng amendment to Ptanned Unit Development <br />(PUD). <br /> <br />Zoning: The subject property is currently zoned R-2: Medium Density Residential, wkich allows <br />3 to 7 units per net acre. Townhomes are a permitted use w/thir~ this district. However, because <br />of the limited parcel width and *.,he unique housing product proposed, the applicant is seeking a <br />rezonlng to Pla.m~ed Unit Development (PUD). <br /> <br />Lot Size and Dimensions: The proposed lots vary in wid~, from 35 feet to 45 feet. Lot size <br />var/es from 2,77.3 square feet to 3,345 square feet. There is no minimum lot size or dimensions <br />for townhomes. However, al1 lots must indicate a m/nimum of 3 feet of separation between walls <br />and appurtenances (patios, porches, and steeps) and property lines, per the building cede. Please <br />submit a revised plat indicating the distances between proposed houses and property, lines. <br /> <br />Density: The .,site is proposing 7 units, for a total net density of approximateIy 4 units per acre. <br />Two additional homes are planned, when and if Helium Street becomes a through street. At the <br />time that these outlou are replarted into bnildab[e lots, as part of a minor subdivision, and the <br />ovemtl density would be approximately 5 units per acre. <br /> <br />Setbacks: The following chart indicates the deviations proposed from the setbacks for the R-2 <br />Medium Density Residential disuJct.
