Preliminary Plat: GAD's Prairie
May 24, 2006

structures encroach on setback from right-of-way by 5 feet, and two structures encroach on the 30
foot setback from exterior development boundary. However, the front and back stoops encroach
on ail setbacks farther than the structures, k is Staff's opinion that all structures should be a
minimum of i0 feet apart, to ensure fxe safety. Please revise your plat to indicate Lots I through
4 to indicate a minimum of 10 feet between structures.

R-2 Standards
Setback fi-om public ROW

Requirement I Proposed
25 feet 17-41 feet

Setback from exterior 30 feet
boundary

9-22 feet (porches)
13-30 feet
(structures)

iv£inimum Separation of 20 feet
Buildings
Required Deusity Transit/on 25 feet
Area

8-14 feet

20-22 feet (stoops)
28-30 feet
(structures)

Total Deviation
Lot 1= 5 to 8 feet
Lot 2= 5 to 8 feet
Lot 3= 5 feet
All others conform
Stoops=8 to 2I feet on
all stoops
Structures= $ and 7 feet
on two slR-uctl2r~s
6 to 12 feet on all
structures
3 to 5 feet ( 3 stoops)
Ail meet criteria for
Structures

Access and Streets: The plat proposes to g~in access off of County Road 5 ('Nowthen
Boulevard). The Anoka County Highway Department is currently rev/owing the request for
access, as proposed by the plat. Any approvals will be contingent upon addressing the access and
traffic concerns from Anoka County.

Proposed Helium Street is platted as a public street, with a service road right-of-way to 45 feet
instead of the standard 60 feet. However, the paved surface will remain a stand~d 24 feet. Th/s is
generally acceptable to City Staff because of the proxknity to County right-of-way and the lack
of necessity to consrrust a sidewalk. However, a trail will be required to be located along
Nowthen Boulevard.

An easement for a temporary cul-de-sac is indicated, as required by City Staff.

Helium Street must be constructed with curb and gutter, to urban street standards outlined in City
Code.

Sidewal!~: All urban developments are required to construct sidewalk on one side of public
streets. However, due to the proximity of Helium Street to the proposed trail along Now*hen
Boulevard, thc City. is not requiring sidewalk construction on Helium Street.

14
