The unit facing <br />County Road 5 must incorporate these architectaral elements on the side of the structure that <br />faces the road. This will be verified before the issuance of a building permit. Prices Ranges. and Styles <br />The developer is proposing to construct one-level, azsociation-malntained living. This is a newly <br />emoting housing option targeted for primarily empty-nesters and seniors. The houses are <br />proposed to be prairle-srTle, and incorporate a variety of unique design elements. <br /> <br />Public Amen.ities and Oeen Soaces <br />Plan.ned-Unit-Developments require 50% private or 20% public space. The site proposes .65 <br />acres of impervious surface as proposed, ~d .83 acres with the development of the three outlets. <br />Under each scenic, the total open space/non-impervious area is more than 50 percent. Private <br />open space can include yard space, areas held in common ownership, street boulevards, and <br />drainage areas. <br /> <br />Preservation of Natural Amenities and Scenic Oualities <br />It does not appear that there am an~' si~m~/.ficant natural amenities or scenic qualities to this site, <br />with the except/on of its wooded characteristics. Efforts should be made to ret2&n as many trees <br />as possible, especially throughout the density transition area. <br /> <br />Trail Development: The City is requiring the construct/on of a trail along the eastern edge of the <br />plat, adjacent to Nowthen Blvd., to facilitate a re~onal trail connection. Also, the 2006 Trail <br />Development Fee is $580 per dwelling mit. The development fees in effect at the time of final <br />plat approval Mil be charged. <br /> <br />Park Dedicntion: The proposed plat Mil be forwarded to the Parks Commission for a <br />recommendation on park dedication. The City has the option for cash and the 2006 Park <br />Dedication fee is $2,400 per residential dwelling mit. <br /> <br />Sewer and Water Lateral Fees: The sewer and water lateral pipes have already been installed <br />along Nowthen Boulevard, and the applicant is responsible to pay the lateral fees. T~e 2006 rate <br />for sewer laterals is $3,417 per unit and water laterals are $7,795 per mit.
