Preliminary Plat: GAD's Prairie <br />May 24, 2006 <br />Page 4 of 6 <br /> <br />Tree Preservation Plan: A tree inventory and preservation plan, dated April 24, 2006, has been <br />submitted. Essentially ail trees on the site are proposed to be removed with the except/on of <br />about a dozen, consisting mostly of Siberian Elms. The following comments are offered <br />regarding the tree preservation plan: <br /> <br />· There appears to be a potential opportmfity to preserve about ten (10) Scotch Pines <br /> (numbers 159-16.3 & 173-177) along the western boundary. These, in eonjtmction with <br /> the row of shrubs along the western boundary, could be used to partially satisfy the <br /> transitioning requirements. <br />· Ail efforts should be made to preserve the row of shrubs along the western border. They <br /> provide an immediate buffer to the ex/sting homes to the west, wkile any new plantings <br /> will take some time to provide the same benefits. <br />· Where feasiNe, understory vegetation and smaller trees (those not included in the <br /> inventory) should be preserved. <br />· Siberian Elms are non-native, ua:desirable, inv~sive trees. Preservation of this species is <br /> not warranted or encouraged. Due to the condition of tree number 28I, th/s tree in <br /> particular sho~d be removed. <br />· Tree save fencing is required around all trees teat are to be preserved. Fencing should be <br /> installed at the dripline of trees or ~oups of trees and must be shown on the tree <br /> preservation plan. <br /> <br />Pleaze submit a revised plan that addresses these concerns. <br /> <br />Ground Cover/Irrigation. City Code requires all areas other, Mse not improved to be established <br />with sod. Staff is assuming that the development will comply with this requirement. An <br />irrigation system will need to be provided t. krou~=heut the development where sodded and <br />landscaped areas are established. The proposed irrigation system will need to be reviewed by the <br />City Engineer. The irrigation system will need a dedicated service(s) that must be shown on the <br />utility plan. <br /> <br />Architectural Standards: Tau R-2: Medium Density Residential district requires the following <br />arch/teetotal requirements: <br /> I) The front facade of structures shall consist of a minimum of 35% brick, stone, or <br /> stucco. <br /> 2) A minimum of r2~ree colors shall be used for each structure. Also, an effort should be <br /> made to vary colors among structures. A color palette is required as part of the site <br /> plan approval and building permit approval process. <br /> 3) Ail structures shall include at least 2 of the following items: <br /> a. ArticulateWcanfilevered fa?ado <br /> b. Dormers <br /> c. Articulated roof line <br /> d. Balconies, porches, or decks <br /> e. Window Treatments <br /> <br /> <br />
