Business <br />Comprehensive Plan Land Use Designations <br />Zoning Code Applicable Districts <br />Commercial (C) Areas guided Commercial may include a range of <br />neighborhood and community commercial/retail development. <br />B-1 General Business District. The intent of the B-1 General Business <br />District is to provide a commercial area for goods and services for the <br />surrounding neighborhoods and community on a smaller scale than <br />the B-2 Highway Commercial District. <br />B-2 Highway Business District. The purpose of the B-2 Highway <br />Business District is to provide for and limit the establishment of <br />motor vehicle oriented or dependent and convenience type, high <br />intensity commercial and service activities characteristically located <br />along major traffic carriers. <br />B-3 Business District. The purpose of the B-3 Business District is to <br />provide for large-scale commercial development, including retail, <br />entertainment, restaurant, and other complementary commercial <br />uses. The B-3 Business District is intended to provide a commercial <br />environment that is functional for both pedestrians and automobiles, <br />complete with high -quality building design, materials, and <br />landscaping. The B-3 Business District is further intended to <br />accommodate larger -scale and more convenience -oriented <br />commercial users than are envisioned for the Town Center zoning <br />district located east of Armstrong Boulevard. <br />H-1 Highway 10 Business District. The city finds that the properties <br />lying between Highway 10 and Burlington Railroad tracks are integral <br />to the future improvement of the U.S. Highway 10 transportation <br />system. These properties are therefore in a state of transition. The <br />intent of the H-1 Highway 10 Business District is to allow for uses that <br />minimize traffic, vehicular access, and facilitate orderly transition of <br />the corridor while allowing the property owners the ability to utilize <br />their property for economic benefit until such time as the U.S. <br />Highway 10 transportation system improvements are initiated. <br />Neighborhood Business District. The intent of the Neighborhood <br />Business District is to provide a commercial area for office space, <br />daycare uses and other similar uses, which are compatible with the <br />neighboring residential properties. <br />reas guided Business Park are reserved for office E-1 Employment District. To accommodate general industrial <br />and industrial development. activities. <br />E-2 Employment District. The purpose of the E-2 Employment District <br />is to provide for the mix of typically large volumes or bulk commercial <br />goods and services, wholesale/warehouse activities and limited retail <br />activities. <br />E-3 Employment District. The purpose of the E-3 Employment District <br />is to provide for the mix of typically large volumes or bulk commercial <br />goods and services, wholesale/warehouse activities and limited retail <br />activities and limited outdoor storage. <br />
