LEASE AGREEMENT <br /> THIS LEASE AGREEMENT (hereinafter"Lease" made as of this day <br /> all <br /> of December, .1.02 1, 'is entered into by and between the City of Ra msey. a Minnesota <br /> mulucipal corporation, 7550 Sunwood Drive, Ramsey, Minnesota 55303 ("Landlord") <br /> and the Youth First Community of Promise, a Minnesota non-profit corporation, 6701 <br /> Highway 10 N.W., Ramsey, Min-nesota 553 03 ("Tenant"'). The Landlord and the Tenant <br /> are hereinafter col]ectively referred to as "the parties" and 1 nd i vi do a I ly as a "party." <br /> IN CONSWERATION OF the mutual agreements expressed herein,the parties <br /> es <br /> agree as follows: <br /> I� Purpose. Landlord is the fee owner of the Premi'ses desc rib cd in Paragraph <br /> 2 of this Agreement. Tenant desires to rent the Premises from Landlord for Tenant's use <br /> for youth programs. Landlord 'I s wi I I in to lease the Pr emi ses to Tenant pursuant to th e <br /> terms and conditions of this Lease. <br /> 2. Premises. The *` reiii-iease consists of the soutlierly 4.820 square feet of <br /> the building located at 6701 Highway 10 Northwest, in Ramsey, Minnesota and which <br /> building("BLiilding") is located on the following legally described property: <br /> fa <br /> Lot 3. Block 1, DEA NDUS L ITRIAL PARK, Anoka County, Minnesota., <br /> The Premises also include the nonexclusive use of the paved park in areas <br /> adjacent to the Building, excluding the fenced in area. The Tenant's employees and <br /> invitees shall not be permitted to use those parking areas that interfere with the <br /> reasonable LISC of other tcnants located within the Building. <br /> The Premises is depicted on the attached Exhibit A hereto, and is labeled'-'4,8A?-O st' <br /> Office Space" and"Parking." Exhibit A is incorporated herein as if fully set forth in this <br /> Leasc. <br /> and: <br /> Outlot A. DEAL IND U STRIAL PARK, County of Anoka, State o f M i nne-sota. <br /> PI D 34-32-25-12-0010 (the"'Vacant Lot") <br /> The Vacant Lot as depicted on Exhibit B may only be used for gardening, including the <br /> erection of a temporary shed as permitted in writing by the City, and for outdoor <br /> recreation., consistent with and in supon of Tenant's educational and outreach programs. <br /> I <br />
