No additional structures of any kind may be built on the Vacant Lot. Any other use of the <br /> Vacant Lot must be approved in writing by Landlord prior to commencing such use. <br /> 3. Term. The terni of this Lease is for a period of two years, commencing on <br /> January 1, 2,022, (the "Co m mencement Date") and ending at midni ght on December 3 L. <br /> 2023, unless extended by writlen agreement of both parties or sooner tenninated as <br /> provided herein ("Lease Term"). Tenant will not conduct or permit to be conducted <br /> any activity, or place any equipment in or about the Premises, which will in any way <br /> increase the rate of fie insurance or other insurance on the Premises, and if any increase <br /> in the in the rate of fire insurance or other insurance is stated by any insurance company <br /> or by the. applicable Insurance Rating Bureau to be due to activity or equipment of Tenant <br /> in or about the Premises, such statement steal I ,he conclusive evidence that such increase <br /> in such rate 'i's due to such activity or equipment and, as a result thereof, Tenant shall be <br /> liable for such increase and shall reimburse Landlord therefore and further, shall <br /> discontinue or cause the discontinuance of such conduct or shall remove such equipment <br /> upon Landlord's demand made at any time thereafter. <br /> 4 - <br /> The Vacant Lot may only be used for gardening, including the erection of a temporary <br /> shed as permitted In writing by the City, and for outdoor recreation, consistent with and <br /> in support of Tenant's educational and outreach programs.
