In the R1C district alternative planting locations, such as the backyard or common areas, will <br /> 3 be considered if there is not sufficient space in the boulevard due to other improvements <br /> 4 such as driveways, streetlights, hydrants, etc. <br /> 5 (6) Planting requirements for the R2 and R3 Districts. <br /> 6 a. If the housing product is a detached style, the plantings shall consist of at least one tree per <br /> 7 50 feet of street frontage, planted in the boulevard. <br /> 8 1. Alternative planting locations, such as the backyard or common areas, will be considered <br /> 9 if there is not sufficient space in the boulevard due to other improvements such as <br /> 10 driveway, streetlights, hydrants, etc. <br /> 11 b. If the housing product is an attached style,the number of plantings shall be determined based <br /> 12 on canopy cover.To fulfill the planting requirements, a combination of trees and shrubs shall <br /> 13 meet or exceed the minimum required canopy cover square footage. <br /> 14 c. The minimum canopy cover required shall be calculated as follows: <br /> 15 1. Determine ratio of impervious area (including stormwater ponds)to entire site. <br /> 16 2. Multiply the impervious area/site area ratio by the square footage of the pervious area <br /> 17 to calculate the required canopy cover square footage for the project area. <br /> 18 3. The following formula shall be utilized to determine the average canopy cover of a <br /> 19 species: [(Minimum + maximum spread):4]2 x rc x (0.65 for preferred species or 0.50 for <br /> 20 acceptable species, as identified in the Ramsey Tree Book). <br /> 21 d. Minimum size of plantings. Required trees and shrubs shall meet or exceed the following size <br /> 22 standards: <br /> Plant Type Size <br /> Deciduous Tree 1 inch caliper <br /> Coniferous Tree 5 feet in height <br /> Ornamental Tree 1 inch caliper <br /> Deciduous Shrub 2 feet in height <br /> Evergreen 2 feet in height or width, based on growth characteristics <br /> 23 <br /> 24 <br /> 25 475 Screening <br /> 26 (1) Rooftop HVAC and other mechanical units must be screened from views from the property <br /> 27 lines using the following means: <br /> 28 a. Proper placement on the roof. <br /> 29 b. An integrated screen panel that is architecturally compatible with the building. <br /> 30 C.
