1 (2) Ground-mounted HVAC and other mechanical units for all structures other than single-family, <br /> 2 two-family, and townhomes must be screened from views from the property lines using the <br /> 3 following means: <br /> 4 a. Privacy fencing <br /> 5 b. An integrated screen panel that is architecturally compatible with the building. <br /> 6 C. Landscaped berms. <br /> 7 (3) Density/Use Buffering and Transitioning. Within the additional lot depth/width area <br /> 8 described in Section 430, the following options are required when different residential uses <br /> 9 abut each other or residential uses abut an existing or planned non-residential use. <br /> 10 a. A continuous six-foot privacy fence with overstory trees planted every 20 feet, roughly <br /> 11 evenly spaced. <br /> 12 b. A vegetative buffer containing four overstory,four evergreen,and four understory trees <br /> 13 planted per 100 feet of property boundary on both sides of a berm with a maximum <br /> 14 slope of 4:1. <br /> 15 C. If this area is used for storm water management, both sides of the basin shall be lined <br /> 16 with overstory trees at the rate of one tree per 20 feet, roughly evenly spaced and large <br /> 17 shrubs at the rate of one per three feet. The side of the basin closest to a non- <br /> 18 residential use shall add one evergreen tree per 40 feet, roughly evenly spaced. <br /> 19 d. Other options may be approved by the City Council based on site and adjacent site <br /> 20 conditions and existing vegetation. <br /> 21 <br /> 22 480 Residential Architectural Design Standards <br /> 23 <br /> 24 (A) Single-Family Homes, Two-Family Structures Exterior building materials. The type of building <br /> 25 materials used on exterior walls on all structures 8 R the Q-1 Residential D' t shall be face brick; <br /> 26 natural stone; stucco; aluminum, steel, of vinyl siding; wood; n aSE)Rite Preducts or other <br /> 27 compatible residential materials that %., Io %IAppreve.l rh►.RYx+h��. <br /> 28 <br /> 29 (B) Townhomes, Rowhomes, Multi-Family Buildings. The purpose of this section is to encourage the <br /> 30 development of high-quality, diverse multiple-dwelling structures in the city while permitting <br /> 31 flexibility in the development process. <br /> 32 (1) General standards. The requirements in this section apply to the front facades of all multiple- <br /> 33 dwelling structures, as defined under permitted uses in this section. <br /> 34 a. The type of building materials used on exterior walls of all townhomes, rowhomes, and <br /> 35 multi-family structures , the Q-3 ResideRtial District shall be face brick; natural stone; <br /> 36 stucco; aluminum, steel, or vinyl siding; wood; masenibe preduets; or other compatible <br /> 37 residential materials that may be approved by the city council. Exterior Insulation and Finish <br /> 38 Systems (EIFS) material is prohibited. The front exterior building finish of multiple-family <br /> 39 buildings shall consist of a minimum of 35 percent face brick, natural stone, or stucco <br /> 40 (excluding window and door area in the calculation).This requirement shall also apply to the <br /> 41 side of a building when it faces a public street. <br /> 42 b. Multiple-dwelling developments that face county highways, state highways, or MSA roads <br /> 43 shall vary structure orientation. <br /> 44 c. A minimum of three colors shall be used for each multiple-dwelling building. Elements that <br /> 45 may count towards this requirement include siding, trim, doors, and garage doors. A color <br /> 46 palette shall be included as a part of the building elevation submittal at the time of <br /> 47 development review. <br /> 48 d.
