1 580 Business Architectural Design Standards <br /> 2 (A) Primary Exterior Materials. All exterior wall finishes on any building shall consist of one or more of <br /> 3 the following primary materials comprising at least 70 percent of a building facade: <br /> 4 (1) Face brick and architectural concrete masonry units; <br /> 5 (2) Stucco; <br /> 6 (3) Glass; <br /> 7 (4) Natural or cementous stone; <br /> 8 (5) Specifically designed pre-cast concrete units whose surfaces have been integrally treated <br /> 9 with an applied decorative material or texture; <br /> 10 (6) Factory fabricated fiber cement panel materials; <br /> 11 (7) Other materials as may be approved by the Planning Commission and City Council given the <br /> 12 building's use and context. <br /> 13 (B) Accent Exterior Materials. Exterior wall finishes on any building may consist of one or more of the <br /> 14 following accent materials combined limited to 30 percent of each side of a building facade: <br /> 15 (1) Wood <br /> 16 (2) EIFS <br /> 17 (3) Metals <br /> 18 (4) Vinyl <br /> 19 (5) Other materials as may be approved by the Planning Commission and City Council given the <br /> 20 building's use and context. <br /> 21 (C) Roofing Materials. <br /> 22 (1) Pitched and sloped roofs—Asphalt shingles, standing seam metals, or metal shingles <br /> 23 designed to resemble asphalt shingles. (minimum pitch?) <br /> 24 (2) Flat roofs—Any material commonly used for flat roofs provided the wall parapet is at least <br /> 25 six inches above the roofline. (Maximum pitch?) <br /> 26 <br /> 27 585 Commercial Fencing <br /> 28 Fencing Materials. The following fence materials are permitted on business properties: <br /> 29 (1) Vinyl coated Chain Link <br /> 30 (2) Privacy fences constructed of wood or a maintenance-free composite material <br /> 31 (3) Extruded aluminum,wrought iron, or a similar durable decorative fence material. <br /> 32 rB) Prohibited Fencing Materials. The following fence materials are prohibited on business <br /> 33 properties: <br /> 34 (1) Barbed wire, concertina wire, or the like <br /> 35 (2) Exposed galvanized metals <br /> 36 (3) Electric fencing <br /> 37 (4) Any material not typically intended for use or construction as a fence such as, but not <br /> 38 limited to, pallets or plywood. <br /> 39 (5) Snow fencing between April 1 and October 31. <br /> 40 Design Standards <br /> 41 (1) All posts and support structures for fencing must be located on the inside of the fence. <br /> 42 (2) The maximum height of commercial fencing is 8 feet. This limit is waived when used in <br /> 43 conjunction with a commercial outdoor recreation use where a taller fence is needed for <br /> 44 containment of tennis balls,golf balls, and the like. <br /> 45 (D) Setbacks and Placement <br /> 46 (1) Other than fences required for screening outdoor storage areas or in the 12 district, no <br /> 47 fencing over 4 feet in height shall be located closer to the right-of-way line for any <br /> 48 business use than the plane of the building. <br /> 49 <br /> Page 82 of 147 <br />
