Ford Brook Sections 1 and 2 T32N, R25W <br /> 3 <br /> 4 (3) The shorelands of the city in subsection (a)(2) of this section are designated as a Shoreland <br /> 5 Overlay District. The purpose of the Shoreland Overlay District is to provide for the wise <br /> 6 utilization of shoreland areas in order to preserve the quality and natural character of these <br /> 7 protected waters of the city. Boundaries of the Shoreland Overlay District shall be as defined <br /> 8 by shoreland in section 117-1. <br /> 9 (B) Land use district descriptions. Within the shoreland area, land use descriptions and allowable uses <br /> 10 therein shall be identified in the respective zoning districts established in this chapter. <br /> 11 <br /> 12 933 Shoreland Overlay District Development Standards <br /> 13 <br /> 14 <br /> 15 rQI Gend t enGl uses. <br /> 16 <br /> 17 <br /> 18 <br /> 19 (2) Boathouses. <br /> 20 (C) Substandard uses. Any uses of shorelands in existence prior to the date of enactment of this Code <br /> 21 which are permitted within the applicable zoning district, but do not meet the minimum lot area, <br /> 22 setbacks or other dimensional requirements of this Code are substandard uses. Substandard uses, <br /> 23 including substandard sanitary facilities, shall be allowed to continue. However, any structural <br /> 24 alteration or addition to a substandard use that will increase the substandard dimensions shall not <br /> 25 be allowed. <br /> 26 AFehilgiteel uses. Where the requirements of the <br /> 30 underlying zoning district as shown on the official Zoning Map are more restrictive than those set <br /> 31 forth herein, then the more restrictive standards shall apply. The lot area (in square feet) and lot <br /> 32 width standards (in feet) for single, double, triple, and quad unit residential lots created after the <br /> 33 date of enactment of the ordinance from which this subdivision is derived for the lake and <br /> 34 river/stream classifications are the following: <br /> 35 <br /> 36 (1) Unsewered lakes. <br /> Riparian Lots Nonriparian Lots <br /> Area Width Area Width <br /> Natural Environment: <br /> Page 122 of 147 <br />
