Case #7: Request for Site Plan Approval; Case of National Propane <br /> <br />Zoning Administrator Frolik stated that Met-Con Companies has submitted a site plan for <br />the expansion of the National Propane facility at 7411 Highway #10 NW by the addition <br />of an 864 square foot accessory building. The site currently consists of an 875 square <br />foot office building and a 1,000 square foot accessory building. The addition of the <br />building meets all setback requirements but a part of the City Code says an accessory <br />building should not exceed the principal structure but given the nature of this business, <br />the request is logical. She noted that the loading and unloading area would not be <br />required to be paved - City Council has allowed class 5 in the past. We will require <br />B612 curb when the parking lot is put in. Ms. Frolik acknowledged Jeff Lambert who <br />was present to represent National Propane. <br /> <br />Councilmember Haas Steffen inquired if this is the same location that had the fire last <br />year to which Fire ChiefKapler replied yes. She asked if it is correct that no screening is <br />required for Highway #10 to which the answer was yes, that is correct. She wondered if <br />there should be a screening. ChiefKapler noted that traffic had to be rerouted, however, <br />from the public safety aspect, he feels this is not an issue. Councilmember Haas Steffen <br />stated that if Chief Kapler is comfortable with this, then she is too. Chief Kapler assured <br />her that he is comfortable with this. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Anderson to <br />approve the site plan dated January 4, 1999, for the addition of an accessory building to <br />the National Propane site. <br /> <br />Motion carried. Voting Yes: Councilmembers Haas Steffen, Anderson, Hendriksen and <br />Zimmerman. Voting No: None. Absent: Mayor Gamec. <br /> <br />Case #8: <br /> <br />Request for Final Plat Approval of G-B Properties First Addition; <br />Case of G.B. Properties <br /> <br />Zoning Administrator Frolik stated that Dana Grosslein of G-B Properties Partnership <br />has applied for final plat approval to replat Lot 1, Block 1, Riverview Estates into two <br />commercial lots. The proposed plat consists of two lots; Lot 1 is occupied by the <br />Comfort Suites Hotel and Lot 2 is being marketed for development with a restaurant. <br />Lots 1 and 2 meet the minimum width and depth requirements for the B-3 Highway <br />Business District. The Planning Commission received the sketch plan and recommended <br />approval. Ms. Frolik noted that they attempted to have a pedestrian path, but they have <br />asked that reference to this be removed and that it be placed on the actual development of <br />the restaurant and she is in agreement with that. Ms. Frolik acknowledged that Mr. <br />GrosslienGrosslein is present. <br /> <br />Motion by Councilmember Haas Steffen and seconded by Councilmember Hendriksen to <br />adopt Resolution #99-01-025 to grant final plat approval to G-B Properties First Addition <br />contingent upon the Developer entering into a development agreement with the City. <br /> <br />City Council/January 26, 1999 <br /> Page 11 of 17 <br /> <br /> <br />
