assessors to add the value of common space into the assessed valuation of each of the <br />homesteads and not place a separate value on open space that would result in separate payable <br />tax statement to the homeowners association. If Council is not satisfied with this procedure, <br />North Fork Homeowners Association has provided staff with a commitment to combine the open <br />space outlot with the adjacent park. <br /> <br />Public Works Director/Fire Chief Kapler has researched the necessary pavement diameter for <br />larger emergency vehicles and has determined that 80 feet is preferred. The pavement diameter <br />on the City's standard 60-foot radius cul-de-sac is 90 feet. <br /> <br />Ms. Frolik stated that deviation from the street name grid pattem has occurred on several <br />occasions in the North Fork P.U.D. Upon inquiry at those times, City staff was informed by 911 <br />staff that deviation is not a significant problem as long as the plat address map calls attention to <br />the deviation. <br /> <br />Mr. Kapler noted that adhering to the grid pattern in this case and using 159th Lane is not <br />deviating from Northfork's current system; they have used 164th Lane, 162nd Lane, 160th Lane, <br />159~h Court, 159th Circle, and 160t~ Court. <br /> <br />Dennis Peck, Director of Development North Fork Inc. stated that he had reviewed the map of <br />the City and put in 159th Lane as it appears through the City. It seemed to him that if you are <br />looking at adequate fire protection that having a street name that stops and starts would be more <br />confusing than one street named after one specific area. <br /> <br />Mayor Gamec stated that Itasca Lake is a unique and separate area and he is in favor of the name <br />change from 159th Lane to Itasca Point Road. <br /> <br />Councilmember Zimmerman agreed with Public Works Director Kapler to adhere to the street <br />grid system. <br /> <br />Motion by Councilmember Zimmerman and seconded by Councilmember Hendriksen to adhere <br />to the City grid system and leave the street name 159th Avenue. <br /> <br />Further discussion: Mr. Walker, future resident of Itasca Point, stated that he would prefer the <br />road be named Itasca Point Road, stating he understands the safety concerns but noting that <br />Itasca Lake is immediately identifiable. Mayor Gamec stated that street names have been <br />changed in the past when residents were not happy with the name of a street. <br /> <br />Motion failed. Voting Yes: Councilmembers Hendriksen and Zimmerman. Voting No: Mayor <br />Gamec and Councilmember Anderson. <br /> <br />Motion by Councilmember Hendriksen and seconded by Councilmember Zimmerman to grant <br />preliminary plat approval to Northfork Itasca Point contingent upon compliance with City Staff <br /> <br />City Council/June 8, 1999 <br />Page 7 of 16 <br /> <br /> <br />
