(undated) and building elevations prepared by Collage Studio <br />of Design, dated April 7, 2006. We offer the following comments regarding your <br />submittal: <br /> <br />General: The site plan is proposing a 15,194-square foot building that is proposed to <br />have a l~-story retail component with 4 floors of apartments above, for a total of 40 <br />rental apartments. The application package indicates the building footprint is 10,800 <br />square feet. Please indicate the correct footprint on the final site plan submittal. The <br />building is proposed to be constructed on Lot 2, Block 1, Ramsey Town Center 5m <br />Addition. The site is generally located on Sunwood Drive in front of the Mun/cipal <br />Parking Ramp in the Ramsey Town Comer. <br /> <br />There is an error with the eastern property line for this lot, as recorded with Ramsey <br />Town Center 5t~ Addition. The City will need to process an administrative subdivision to <br />correct this error, prior to final site plan approval for the project. <br /> <br />Zoning: The site is zoned TC-1 Town Center Mixed Use Core. Multi-story, mixed-use <br />buildings are a permitted use within tiffs district. The TC-1 distr/ct has a minimum <br />density of 15 units per acre for residential uses. With 40 proposed units, the site plan <br />would have a density of 111 un/ts per acre. Tiffs district also requires a minimum of 70% <br />of the ground floor frontage of all buildings on primary or through streets be reserved for <br />retail, restaurant, or other service uses that directly serve the public. The submitted site <br />plan meets this requirement, as the entire first floor is proposed to be retail. <br /> <br />-231- <br /> <br /> <br />
