CASE #: 5 <br /> <br />REQUEST FOR FINAL PLAT AND SITE PLAN APPROVAL OF <br />SHADE TREE COTTAGES; <br /> CASE OF SHADE TREE COMMUNITIES, LLC <br /> By: Patrick Trudgeon, Community Development Director, AICP <br /> <br />Background: <br /> <br />Shade Tree Communities, LLC has applied for final plat and site plan approval to develop a residential <br />Planned Unit Development (PUD) subdivision on the property generally located west of Potassium <br />Street and east of Nowthen Blvd. (County Road 5). The proposed subdivision will have 16 single- <br />family lots and 26 detached townhomes. The preliminary plat and site plan for Shadetree Cottages was <br />approved by the Kamsey City Council on June 14, 2005. <br /> <br />The following items are enclosed for your information: <br /> <br />a) Site location map <br />b) Final Plat/Site Plan <br />c) City Council meeting minutes dated June 14, 2005 <br />d) Staff Review Letter dated June 9, 2006 <br />e) Engineering Memo dated June 9, 2006 <br />f) Proposed resolution for final plat approval <br />g) Proposed Development Agreement <br /> <br />Observations: <br /> <br />The subject property is 28 acres in size and is currently zoned R-I Single Family. City Code restricts <br />density to thxee units per acre or up to four units per acre through a PUD. The City Council will be <br />reviewing the Applicant's request to rezone the property from R-1 to PUD subsequent to this case. The <br />request for a rezoning relates to the utilization of both single family and townhomes within the <br />development, the use of detached townhomes, and to address deviations from City Code related to <br />setbacks, lot standards, and street standards. <br /> <br />The final plat is proposing to develop 16 single family lots and 26 single unit detached townhome units <br />for a net density of 2.75 units per acre. Single family lots are permitted within the R-1 District and <br />townhome units are permitted through processing a PUD. <br /> <br />The following table outlines City Code requirements and the proposed deviations.
