The final plat and <br />site plan have been prepared by Midwest Land Surveyors and are dated May 19, 2006. We offer the following <br />comments: <br /> <br />O1. General. The preliminary plat is proposing to develop property located east of Nowthen Blvd., west of <br /> Potassium Street, and south of 157t" Lane as Shade Tree Cottages. <br /> <br />o <br /> <br />Zoning. The subject property is zoned R-1 Single Family. City Code allows developments to be processed <br />as a Planned Unit Development (PUD). The request to process the subdivision as a PUD relates to the need <br />to address the use of detached townhomes, the appropriate placement of the detached townhouse and single <br />family lots, the size and width of the single-faraily lots, the length of the public street cul-de-sac, and the <br />width of the private road. The City Council adopted findings of fact supporting the rezoning to Planned <br />Unit Development at their June 14, 2005 meeting. The ordinance adopting the rezoning change will need to <br />be approved once the final plat of Shadetree Cottages is approved. <br /> <br />Density. The K-1 District states that density is allowed up to 3 units per acre or 4 units per acre through the <br />PUD process. The Preliminary plat is proposing to plat 26 single unit detached townhouse and 16 single <br />family lots for a net density of 2.75 units per acre. <br /> <br />4. Townhouse Size. The R-1 district permits townhomes through the PUD process. City Code requires each <br /> town house unit to be a certain size based on the number of bedrooms the unit will contain. <br /> <br />ll bedroom <br /> <br /> 2 bedroom <br /> 3 bedroom <br /> <br />700 square feet <br />800 square feet <br />960 square feet <br /> <br />The proposed townhouses will be 2,214 square feet in size. <br /> <br />Open Space. The PUD ordinance stipulates that developments processed as a PUD should provide either <br />20% public open space (only 50% credit is allowed for wetlands) or 50% private open space (which includes <br />yard space, street bonievards, and other private common areas).
