Mr. Griswald explained that they have ownership of the units and the property under the home
and the association would own the remainder of the property. He noted that there is typically a
five foot buffer beyond the structure to include a deck.

Councilmember Anderson asked if they would be condominiums or townhomes.

Mr. Griswald replied they have the townhome concept because the homeowner owns the land
underneath their home.

Councilmember Hendriksen inquired if the maintenance and landscaping will be done by the
association.

Mr. Griswald responded yes, that the association would do all landscaping, lawn care, and
exterior maintenance.

Councilmember Zimmerman questioned why they do not concentrate the townhomes towards
County Road #57 on the north portion of the property rather then in the southern portion where
there are existing single-family homes.

Mr. Griswald explained that the north portion of the property is more appropriate for single
family homes due to the layout of the land and it would be more difficult to save the trees on the
southern piece of property with the single family homes.

Councilmember Zimmerman stated that there is a lot of opposition from the residents in regards
to the plan and he did not see much change in their revised plan from the original plan to satisfy
the residents.

Mr. Griswald explained that they changed the type of housing by removing the court homes and
adding the single-family association care homes, plus reduced the amount of units by 41.

Councilmember Connolly questioned how much garage space will be allowed since sheds will
not be permitted.

Mr. Grant explained that the 97 single-family lots would be allowed as much garage space as
they request but throughout the association they will only be allowed double car garages.

Councilmember Connolly questioned the length of the driveway.

Mr. Grant explained on average 25 to 35 feet allowing for parking of two cars in the garage and
in the driveway.

Mayor Gamec asked if there would be three associations.

City Council/August 24, 1999
