Voting No: None. <br /> <br />Case #5: <br /> <br />Request for Site Plan Approval of Zitco Building; Case of Lowell Zitzloff- <br />Part C <br /> <br />Zoning Administrator Frolik stated that Lowell Zitzloff is seeking site plan review to develop a <br />26,096 square foot multi-tenant retail building and self-service mini-storage units at 6111 <br />Highway #10. The site is zoned B-3 Highway Business and retail is a permitted use in the <br />district. The proposal for some mini-storage units on the property will require a conditional use <br />permit because that is not a generally permitted use in any zoning district in Ramsey. The size of <br />the main building is 24,296 square feet and it is proposed to house retail units and some mini- <br />storage milts. The size of the accessory building is 1,800 square feet and it is proposed to house <br />additional mini-storage units. The total building space on the property is proposed to be 26,096 <br />square feet which is in compliance with the 35% lot coverage restriction. The exterior of the <br />building is proposed to consist of rock face block, which complies with City Code architectural <br />standards. The structure meets all setback requirements except in the rear yard.
