• <br />Councilmember Kurak moved for the adoption of the following resolution: <br />RESOLUTION #01 -06 -238 <br />A RESOLUTION ADOPTING FINDINGS OF FACT #0561 RELATING TO A <br />REQUEST FOR A CONDITIONAL USE PERMIT TO ESTABLISH WAREHOUSE <br />OPERATIONS AN ACCESSORY USE TO AN OFFICE BUILDING IN THE B -1 <br />BUSINESS DISTRICT <br />WHEREAS, SW Wold, hereinafter referred to as "Applicant ", has properly applied for a <br />Conditional Use Permit to establish warehouse activity as an accessory use to an office building <br />in the B -1 Business District on the property legally described as follows: <br />Lot 2, Block 1, Ramsey Commercial Park, 2 " Anoka County, Minnesota <br />(the "Subject Property ") <br />NOW THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF <br />RAMSEY, ANOKA COUNTY, STATE OF MINNESOTA, as follows: <br />1. That the Applicant appeared before the Planning Commission for a public hearing pursuant <br />to Section 9.03.04 of the Ramsey City Code on June 6, 2001, and that said public hearing <br />was properly advertised and that the minutes of said public hearing are hereby incorporated <br />by reference. <br />2. That the subject property is located in the B -1 Business District and is approximately 2.08 <br />acres in size. <br />3. That the surrounding parcels are also zoned B -1 Business. <br />4. That the Applicant is proposing to construct a 20,075 square foot building on the Subject <br />Property and the project would include office and warehouse space. Approximately 1,000 <br />square feet will be utilized for office space and 19,075 square feet will be for warehousing <br />activities. <br />5. That Section 9.20.21 (B -1 Business District) of the Ramsey City Code establishes that <br />offices are a permitted use and warehousing activities require a conditional use permit. <br />6. That the proposed building does not exceed the 35% lot coverage restriction in the B -1 <br />Business District. <br />7. That the architectural standards in the business district require natural or prefabricated <br />stone on building exteriors; any other material is subject to City Council approval. <br />• 8. That the Applicant is proposing to construct the exterior walls with a combination of rock <br />face concrete masonry units and stucco, which meets City Code standards. <br />
