• <br />9. That the proposed use will not be unduly dangerous or detrimental to persons residing or <br />working in the vicinity of the use, or to the public welfare. <br />10. That the proposed use will not substantially adversely impair the use, enjoyment or market <br />value of any surrounding property. <br />11. That the proposed use will be designed, constructed, operated, and maintained so as to be <br />harmonious and appropriate in appearance with the existing or intended character of the <br />general vicinity and will not change the essential character of the area. <br />12. That the proposed use will not be hazardous or disturbing to existing or future neighboring <br />uses. <br />13. That the proposed use will be a substantial improvement to the property. <br />14. That the proposed use will be served adequately by essential public facilities and services, <br />such as highways, streets, police and fire protection. <br />15. That the proposed use will not create excessive additional requirements at public cost for <br />public facilities and services and will not be detrimental to the economic welfare of the <br />community. <br />16. That the proposed use will not involve uses, activities and equipment that will be <br />detrimental to any persons, property, or the general welfare by reason of excessive <br />production of traffic, noise, smoke, fumes, glare or odors. <br />The motion for the adoption of the foregoing findings of fact was duly seconded by Zimmerman, <br />and upon vote being taken thereon, the following voted in favor thereof: <br />Mayor Gamec <br />Councilmember Kurak <br />Councilmember Zimmerman <br />Councilmember Anderson <br />Councilmember Hendriksen <br />and the following voted against the same: <br />None <br />and the following abstained: <br />None <br />and the following were absent: <br />None <br />RESOLUTION #01 -06 -238 <br />Page 2 of 3 <br />
