• <br />5. That Section 9.12.08, Subd. 1, of the Ramsey City Code states that there shall not be more <br />than one ground sign and it shall not exceed 100 square feet for each exposed face. <br />6. That the Applicant is proposing a multi - tenant commercial building that will be <br />approximately 7,800 square feet and will have a minimum of 5 tenants. <br />7. That the Applicant is proposing to erect a sign for their property that will exceed the size <br />restrictions by 80 square feet per side in order to provide adequate advertising space for all <br />tenants in the proposed multi - tenant building. <br />8. That a conditional use permit to exceed sign size restrictions by 80 square feet per side will <br />not grant the Applicant special privileges that are denied by the City Code to other properties <br />in the commercial area. <br />9. That the proposed increase in sign surface will be designed so as to be harmonious and <br />appropriate in appearance with the existing or intended character of the vicinity and will not <br />change the essential character of the area. <br />10. That the proposed increases in sign surface will not adversely impact traffic in the area. <br />11. That the proposed increase in sign surface will not be unduly dangerous or otherwise <br />detrimental to persons residing or working in the vicinity of the use or to the public welfare. <br />12. That the proposed increase in sign surface will not substantially impair the use, enjoyment, or <br />market value of any surrounding property. <br />13. That the proposed increase in sign surface will not be hazardous or disturbing to existing or <br />future neighboring uses. <br />14. That the proposed increase in sign surface will not create excessive additional requirements at <br />public cost for public facilities and services, and it will not be detrimental to the economic <br />welfare of the community. <br />15.
