• <br />6. That Mr. Menard has relocated his commercial business from the accessory structure on <br />the Subject Property to his homestead at 8940 181' Ave and is proposing to sell the <br />Subject Property. <br />7. That the Applicants are proposing to purchase the Subject Property and have submitted a <br />site plan that proposes to utilize the existing 5,000 square foot accessory structure for a <br />warehouse for steel materials. <br />8. That the only employees on the Subject Property will consist of truck drivers delivering <br />and picking up warehoused steel products. <br />9. That the Applicants have stated that truck traffic will consist of a maximum of two trucks <br />per day on the Subject Property. <br />10. That the Applicants have stated that there are no plans to expand the steel warehouse <br />business beyond that which is proposed for the Subject Property at the current time. <br />11. That the proposed use is likely to be detrimental to persons residing or working in the <br />vicinity of the use, or to the public welfare. <br />12. That the proposed use may adversely impair the use, enjoyment or market value of any <br />surrounding property. <br />13. That the proposed use will change the essential character of the area. <br />14. That the proposed use will not be disturbing to existing or future neighboring uses. <br />15. That the proposed use will not be a substantial improvement to the property. <br />16. That the proposed use will be served adequately by essential public facilities and services, <br />such as highways, streets, police and fire protection. <br />17. That the proposed use will create excessive additional requirements at public cost for <br />public facilities and services such as fire protection and policing necessary to serve a <br />commercial use in a residential district. <br />The motion for the adoption of the foregoing findings of fact was duly seconded by <br />Councilmember Zimmerman, and upon vote being taken thereon, the following voted in favor <br />thereof: <br />Mayor Gamec <br />Councilmember Kurak <br />Councilmember Zimmerman <br />Councilmember Anderson <br />Councilmember Hendriksen <br />RESOLUTION #01 -08 -315 <br />Page 2 of 3 <br />
