Councilmember Kurak introduced the following resolution and moved for its adoption: <br />RESOLUTION 401 -09 -329 <br />RESOLUTION GRANTING PRELIMINARY PLAT APPROVAL TO CENTEX HOMES <br />FOR THE SUBDIVISION OF PROPERTY LOCATED IN SECTION 24 <br />WHEREAS, Centex Homes, Inc., hereinafter referred to as "Developer ", has properly <br />applied for preliminary plat approval on the following described property located in the City of <br />Ramsey: <br />Government Lot 2 and Government Lot 3, Section 24, Township 32, Range 25, <br />except those parts of said Government Lot 2 and Government Lot 3, platted as <br />REILLEY ESTATES and REILLEY ESTATES THIRD ADDITION, according to <br />the recorded plats, on file in the office of the County Recorder, Anoka county, <br />Minnesota <br />And: <br />The Southwest Quarter of the Northeast Quarter of Section 24, Township 32, Range <br />25, Anoka County, Minnesota, except the South 660 feet of the West 181.5 feet <br />thereof. <br />And: <br />The Southeast Quarter of the Northwest Quarter of Section 24, Township 32, Range <br />25, Anoka county, Minnesota, except the West 1206 feet and except the South 660 <br />feet thereof. <br />(the "Subject Property ") <br />WHEREAS, on April 11, 2001, the City of Ramsey received an application and sketch <br />plan from Centex Homes for a proposed plat; and <br />WHEREAS, on May 1, 2001, the Planning Commission reviewed the sketch plan and <br />recommended that the Developer proceed to the preliminary plat stage; and <br />WHEREAS, on May 10, July 12, and August 7, 2001, the Park and Recreation <br />Commission reviewed the proposed plat and recommended that the Developer enter into a park <br />dedication agreement to establish that park dedication be satisfied with a combination of land <br />dedication and capital improvements to Woodland Park, Bear Park, and trails; and <br />WHEREAS, on June 14, 2001, the Developer submitted a preliminary plat for the <br />• proposed subdivision to the City; and <br />
