The total for Municipal Plaza Improvements is estimated at$4,091,000. Costs and improvements are <br /> based on 2018 City Cost Estimating effort, adjusted for 2023 pricing. Additionally, an analysis was <br /> completed focused on stormwater, stormwater reuse, and irrigation alternatives. Current stormwater reuse <br /> project costs are estimated at$2,285,000. The analysis memorandum dated June 25, 2019,is in Appendix <br /> F for reference. <br /> General Cost Estimating Assumptions <br /> • Dewatering will be required for sewer and water installation. <br /> • Fill will be required for all roadways,with exception of Zeolite Street. <br /> • Aggregate base cost does not assume use of City stockpile. <br /> • Costs associated with creating the bioretention basin are included in the storm utility portions of <br /> Ramsey Parkway(Segments A-1 and A-2). <br /> Segment A Assumptions <br /> • Removal of existing 42-inch storm sewer included in trunk storm sewer cost. A portion was <br /> removed with the Affinity at Ramsey housing project. <br /> • Sanitary sewer is assumed to extend to midpoint of last parcels serviced by sewer line. <br /> • Includes an allotment for(2) 6 ft wide sidewalks along the roadway boulevard areas. <br /> • Costs for the median include restoration and plantings. <br /> • 8-inch sanitary sewer is assumed to extend to midpoint of last parcels serviced by sewer line. <br /> Segment B-2 Assumptions <br /> • Realignment of Center Street as shown in the COR Framework Plan included in the project cost. <br /> o The cost for B-2 could be eliminated from the project if the existing roadway were to <br /> remain in place. <br /> Segment E Assumptions <br /> • 30-inch regional pond outlet pipe included in trunk storm sewer cost. <br /> • Extension of sanitary sewer laterals to the right of way included in sanitary sewer cost. <br /> Segments H&I Assumptions <br /> • 8-inch sanitary sewer is assumed to extend to midpoint of last parcels serviced by sewer line. <br /> Grading Assumptions <br /> • Wetland Mitigation will be completed via purchasing wetland credits. Credit costs are continually <br /> modified and subject to change. Wetland credits must be purchased at a ratio of twice the acreage <br /> of impact. <br /> • Swell factor of excavated material is estimated at 10%. <br /> • Shrinkage factor of installed/compacted material is estimated at 25%. <br /> • Borrow material cost assumes use of regional pond excavation. Additional import material will be <br /> required if excavation material is depleted.Preliminary calculations indicate borrow material will <br /> not be required,however it will be dependent on individual site plans. <br /> • Trees will be replaced in accordance with City ordinances. <br /> Additional Assumptions <br /> • No costs associated with construction of individual storm water ponds are included, as it is <br /> anticipated the regional pond will address all storm water runoff requirements.
