SENIOR HOUSING <br />PARTNERS <br />m'Mww°rsf,r.rroNiro�m II'vr•s <br />c� �� ores yterian <br />homes & services <br />1111 <br />Entitlement Apphhcati Narrative <br />Zoning Amendment <br />Presbyterian Homes and Services applies for a Zoning Amendment to shift the existing density currently <br />as configured below going from an R-3, R-2, R-1 district to a Planned Unit Development (PUD) under the <br />auspices of R-3 (depicted below). <br />The zoning amendment to a PUD intends to provide flexibility in land development under the auspices of <br />an existing zoning classification (in this case R-3). The reasons for this request of flexibility are : create a <br />diversity of housing types (seniors attached, seniors detached, and all age), an efficient use of public <br />infrastructure through concentrating density on the south side of the site, conservation of energy through a <br />reduction in trip generation from what could be built with existing zoning, and a cohesive campus, <br />preservation of the unique natural wetland on the east side of the site, as well as preserving as many trees <br />as feasible thus preserving natural areas.
