forward with what will likely be a recommendation for denial. Mr. Aaron Strtesky <br />stated he does not want to table the application. Mr. Gary Stritesky stated they need to <br />consider the construction timeframe. If this application is tabled and pushed out for two <br />months it may not be considered until September. All they have done is gone by staff <br />recommendations, and have tried to accommodate as much as possible. Commissioner <br />Bmuer asked if the applicant would be willing to work with staff based on the comments <br />that 'have been made about the possible realignment of roads and to come up with <br />someth/ng that would meet some of the issues that have been raised if the application <br />were to be forwarded to the City Council. Mr. Aaron Stritesky responded in the <br />affirmative. Commissioner Van Scoy asked if there are any advantages to the applicant <br />in tabling this application. Chairperson Nixt noted the advantages would likely be to <br />have a recommendation from the Planning Commission going forward to the City <br />Council. <br /> <br /> Commissioner Brauer withdrew the motion to table the request for preliminary plat and <br /> preliminary site plan for GADS Prairie. <br /> <br /> Commissioner Levine stated he is in favor of moving forward, but he is concerned there <br /> has not been the dialogue there could be between the property owners. However this vote <br /> comes out, as this application goes forward to the Council he would hope there would be <br /> future dialogue to see what can happen as far as accommodating all the property owners <br />- involved. <br /> <br />Motion by Commissioner Van Scoy, seconded by Commissioner Levine, to recommend <br />that the City Council deny the preliminary plat and preliminary site plan for GAD's <br />Prairie based primarily on the issue of access on CR 5. <br /> <br />Further discussion: Commissioner Cleveland inquired about the square footage planned <br />for the homes and where the from doors will be located. Mr. Aaron Strtesky replied the <br />homes will be 1,340 square feet. There will be an entry pocket that opens into the <br />kitchen. <br /> <br />Motion Carried. Voting Yes: Chairperson Nixt, Commissioners Van Scoy, Levine, <br />Brauer, Cleveland, Hunt, and Trites Rolle. Voting No: None. Absent: None. <br /> <br />Case #2: <br /> <br />Public Hearing - Request to Rezone from Ro2 Medium Density <br />Residential to Planned Unit Development, (PUD) for GADS Prairie; <br />Case of Aaron Stritesky Construction <br /> <br />Commissioner Van Scoy stated he does not have an issue with the style of the home that <br />is proposed or how it fits into this lot. He questioned if there would be a conflict to <br />approve the PUD rezoning. <br /> <br />Chairperson Nixt advised the PUD is site specific and the only plausible motion would be <br />for denial. He stated the applicant has done good things with this site, and he would like <br /> <br />-233- <br /> <br /> <br />
