Rud and Sons, Inc, <br />dated June 20, 2006. We are also in receipt of a grading and utility plan submitted by TEC <br />Design, dated June 16, 2006. We offer the following comments: <br /> <br />General: The preliminary plat proposes to develop 5 single family lots and replat one single <br />family home on the property located generally northwest of Armstrong Boulevard and west of <br />Tiger Street. The total area of the property is approximately 19 acres, and all lots are proposed to <br />be clustered, under Section 9.20. I 1 of City Code. <br /> <br />Zoning: The property is zoned R-1 Residential and is located in the Rural Developing Area. The <br />gross density permitted is 1 unit per 2.5 acres, or .4 units per acre. The proposed development <br />proposes a gross density of.36 units per acre. <br /> <br />Lot Area and Width: The current minkmum lot size in the R-1 - Rural Developing Area is <br />10,800 square feet, with a maximum of 32,670 square feet. The required lot width is 80 feet (90 <br />feet for comer lots). Lot 1, Block 1, which is proposed to be 3.01 acres in size, do not conform to <br />the maximum lot size. Because this is a remnant lot, this is generally acceptable to City Staff. <br /> <br />Future Subdivision Plan: A proposed future subdivision plan has been submitted for the <br />remainder of the property and is generally acceptable to the City. A revised plat has been <br />submitted indicating all proposed lots and streets in outlots. <br /> <br />Density Transitioning: The proposed plat will not require density transitioning efforts since the <br />new lots being created are not adjacent to larger lots outside the plat, unless directed by City <br />Council. <br /> <br />Existing Structures: Please submit a revised site plan indicating the location of all existing <br />structures on the site and how access will be obtained to these homes. <br /> <br />-302- <br /> <br /> <br />
