Kelly Acres <br />Final Plat Review <br />June 23, 2006 <br />5of6 <br />Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the <br />proposed lots will be detailed in the Development Agreement for the plat and/or in the HOA <br />documents. A surety will be required to insure payment of sewer and water track and hookup up <br />fees (SAC and WAC). <br /> <br />Stormwater Management Fee: A stormwater rrianagement fee must be paid for all new lots <br />being created. The rate in effect at the time of final plat approval must be paid prior to the City's <br />release of the final plat for recording. <br /> <br />Development Agreement: Due to the amount of information still outstanding regarding your <br />final plat submittal, it is not possible to produce a full development agreement at this time. A <br />draft copy has been included in the Council agenda packet. At the time that all plans regarding <br />the community septic system and engineering have been satisfactorily completed, a full <br />agreement will be separately approved by City Council. <br /> <br />Utility Operating Agreement: The developer will be required to enter into an operating <br />agreement with the City and the homeowners' association to establish the rights and <br />responsibilities of each party in constructing, maintaining, and financing the community septic <br />system, the watermains, and the sewer and water trunk and access charges. <br /> <br />Contingent Approval: All of the conditions stated in this letter must be met to the satisfaction <br />of the City. The plat will not be released and no work on the site can commence until conditions <br />in the letter are met. <br /> <br />The Ramsey City Council will conduct a meeting at 7:00 PM on Tuesday, June 27th, 2006 at the <br />Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for Final <br />plat.
