Kelly Acres Final Plat Review June 23, 2006 5of6 Sewer and Water Trunk Fee: The future payment of sewer and water trunk fees for the proposed lots will be detailed in the Development Agreement for the plat and/or in the HOA documents. A surety will be required to insure payment of sewer and water track and hookup up fees (SAC and WAC). Stormwater Management Fee: A stormwater rrianagement fee must be paid for all new lots being created. The rate in effect at the time of final plat approval must be paid prior to the City's release of the final plat for recording. Development Agreement: Due to the amount of information still outstanding regarding your final plat submittal, it is not possible to produce a full development agreement at this time. A draft copy has been included in the Council agenda packet. At the time that all plans regarding the community septic system and engineering have been satisfactorily completed, a full agreement will be separately approved by City Council. Utility Operating Agreement: The developer will be required to enter into an operating agreement with the City and the homeowners' association to establish the rights and responsibilities of each party in constructing, maintaining, and financing the community septic system, the watermains, and the sewer and water trunk and access charges. Contingent Approval: All of the conditions stated in this letter must be met to the satisfaction of the City. The plat will not be released and no work on the site can commence until conditions in the letter are met. The Ramsey City Council will conduct a meeting at 7:00 PM on Tuesday, June 27th, 2006 at the Ramsey Fire Station located at 15050 Armstrong Boulevard, to consider your request for Final plat.
